Remodeling of a playground / park / athletic field in Lacygne, Kansas. Completed plans call for the remodel of a playground / park / athletic field.
Questions Due 3/8/2023 Contract Negotiations/Award 3/20/2023 Respondents must alert the Public Works Administrator or the Park Manager of intent to apply by 4:30 P.M. on 2/22/2023. The County reserves the right to issue further RFPs to add qualified candidates to the candidate pool Purpose and General Process Linn County seeks proposals for the remodeling of the Linn County Park Rental House located at 23095 Valley Rd, LaCygne, KS 66040. OUTSIDE AND EXTERIOR WORK: o R&R roofing shingles & roof sheeting, as well as R&R any trusses, fascia, soffit, and plywood that is damaged, all to a new state. R&R drainage guttering with new guttering as well as guttering covers to deflect leaves and debris o R&R deck on back of house that abuts up to outside laundry door o Repair any siding and prep for paint or stain o Paint or stain house with designated color o Paint any trim with designated color o Repair deck surface and steps on front of house and paint or stain with approved color o Remove and replace outside lighting and repair any electrical wiring that is outdated o Clean, repair cracks, and paint concrete that comes out on both sides of walk out basement with approved color o Replace trim around framework of garage door opening and any other wood that needs replaced, paint to designated color o R&R trim around any exterior windows and stain/paint o Have certified pest control person treat for termites through stations outside of dwelling including a 10-year maintenance of the stations, THROUGHOUT INTERIOR OF HOUSE BOTH UP & DOWNSTAIRS, PERTAINS TO ALL ROOMS: o Remove old flooring and replace any sub flooring that is damaged o Replace old flooring materials with laminate in main areas, laundry room, closets, hallways, and bathrooms o Replace flooring in bedrooms with carpet & padding OR laminate flooring. Same to bedroom closets o R&R windows with insulated updated windows o Inspect all electrical wiring and replace if outdated or inadequate o R&R all electrical sockets with new, including all new matching plate covers o R&R electrical sockets in bathrooms and kitchen with GFI including new matching plate covers o Replace old lighting throughout with new updated lights and place in centers of ceilings to provide adequate lighting, Included new wiring if need o Repaint all dark wood paneling with designated color OR remove paneling and replace with sheetrock, tape, mud, sand, and paint with designated color o Repair any holes in walls and apply new sheetrock where needed, tape, mud, sand, and paint with designated color o Remove all trim and replace with matching trim throughout dwelling o Replace all interior doors that have been damaged or are in poor condition & stain/paint to match old, including closet and storage room doors o Repair holes in all ceilings or replace current ceiling o Paint all ceilings to designated color and replace texture o Repairs holes and gouges in walls and paint with designated color o Remove all mildewed areas and replace with new material o Remove all wallpaper from kitchen, bathrooms, laundry room and closets or any other areas. After repairing walls, paint with designated paint o Replace towel bars in all bathrooms with new o R&R non-working or faulty plumbing with new throughout DOWNSTAIRS, INSIDE HOUSE: Entry area per Man Door and Storage room directly to the east of entry- o Add a lockable door in the entry to the storage area directly to the east of main entryway room o Clean paint and epoxy floors in both main entryway and the storage room directly to the east of entry with designated color(s) o Replace shelving in east room storage area o In Main Entry area, create a new small, hinged door around opening to the shut off water valve and make access to shut off valve easy o Cover hole in wooden framing and plywood around sewer pipe on north side wall and ceiling area of the main entry room and paint to match room color Garage, Inside- o Remove and replace automatic garage door opener o Clean walls, repair cracks and paint garage walls to designated color o Clean, paint and epoxy garage floor with designated color o Fill in the hole in the middle of the floor and create a drain in that area Family room downstairs, north side- o Inspect chimney liner and remove and replace if needed. Clean chimney if new liner is not needed o Repair mortar between rocks on fireplace and re-mortar with new matching color o Trim blown in insulation to right & left side of rock on fireplace. Paint with color that matches the mortar in the rocks of fireplace OR replace the walls and insulation on either side of the fireplace to abut directly to the stonework and silicon any gap o R&R fireplace doors to new OR remove and repair old doors to new condition o Replace old lighting with new center of room lighting to give off adequate lighting o Remove suspended ceiling. Lift ceiling up to standard ceiling height and replace ceiling with new suspended ceiling OR sheet rocked textured ceiling and paint to designated color o Repaint or re-stain shelving on both sides of fireplace with designated color o Repair fireplace hearth to fill in gaps and re-mortar o Remove and replace sliding glass door with new heavy insulated sliding doors OR close in and install windows on that wall o Replace door and hardware between stairway and family room with new door, hardware, and shim to close nicely OR leave open access but replace trim around door jamb to regular framing with trim Downstairs bathroom, full bath- o R&R bathroom exhaust fan with new exhaust fan/light combo o R&R toilet, vanity, sink and medicine cabinet/mirror with new Furnace (downstairs closet under stairway)- o R&R old furnace with new updated energy efficient and quiet electrical HVAC system o Replace and repair molded or water damaged sheetrock in room. Tape, mud, sand, and paint o R&R electric hot water heater with new including any plumbing needed UPSTAIRS INSIDE HOUSE: Sunroom, east side of house- o Remove walls and glass and replace with framed in solid walls and bedroom windows. Insulate as well o Insulate ceiling rafters and cover with sheetrock, including wiring for adequate lighting in ceiling and accessible light switches near entryway o Remove glass French doors and create new entry with a man door OR new solid French doors Kitchen- o R&R kitchen cupboards with new OR reface old cupboards o Leave installed laminate flooring as is o R&R old dishwasher with new including installation and any plumbing updates Living Room- o Install wiring to center of ceiling and install new ceiling center light fixture for adequate lighting. Install light on wall by outside door entry o Replace windows along front deck OR replace old hardware for openers and make all windows useable and re-stain window trim & sash to match entire o Renovate fireplace appearance with new mortar o Remove & restore old fireplace doors as new and accessible OR replace with new doors and hardware Stairwell- o R&R carpet with new carpet and pad OR repair stairs, paint, and replace carpet with anti-slip indoor staircase carpet self-adhesive rectangles Hallway- o Leave installed laminate flooring as is Laundry- o Remove lower shelving on north wall of laundry room o R&R cupboards above washer & dryer OR reface cupboards to match kitchen cupboards
