Demolition, site work and new construction of a residential development in Orange, Virginia. Working plans call for the demolition of a two-unit residential development; for the construction of a 27,660-square-foot, three-story above grade residential development; and for site work for a residential development.

The proposed project includes the demolition of the two existing structures located at 454 and 458 North Madison Road, the vacant shelter and the current RRCS offices, respectively. The project will also include the construction of a new three-story with basement, 27,660 square foot building that is proposed to contain the RRCS offices (ground level) and 21 apartment units (1st, 2nd and 3rd floors). The redevelopment of the site will also include new parking surfaces and landscaped areas. The site is located at 450, 454, and 458 N. Madison Road in the Town of Orange, Virginia. The project site is identified as Parcel Number 044A3001000080 and is 1.58 acres in area. The subject site is currently improved with three structures, a two-story office and medical facility occupied by the Orange County Health Department at 450 N Madison Road; a two-story vacant former shelter at 454 N Madison Road; and, a two-story office building occupied by the Behavioral Health of Rappahannock Rapidan Community Services (RRCS) offices located at 458 N Madison Road. As discussed below, only the structures located at 454 and 458 N Madison (vacant shelter and RRCS office building) will be impacted by the proposed project.
