Site work and new construction of a residential development in Brockton, Massachusetts. Completed plans call for the construction of a residential development; and for site work for a residential development.

Questions Deadline 3/1/2023 5:00PM The Redevelopment Plan The Downtown/Trout Brook Redevelopment Plan - (Click Here to Access) was approved by City Council in December of 2020 (the "Plan"). The Plan evaluated future development possibilities for the area by understanding the existing conditions and developing scenarios with different mixes of land uses, including industrial, commercial, and residential. The Plan follows the guidelines of 760 CR 12.00 (as revised in May 2018) as an urban renewal plan under Chapter 121B of the Massachusetts General Laws and was approved as such by the Commonwealth of Massachusetts Department of Housing and Community Development in February of 2021. The City's objectives of the Plan are as follows: o Develop a major underutilized site that is adjacent to the Downtown, within walking distance of multimodal public transit, and currently separate existing neighborhoods from the Downtown o Mitigate existing environmental contamination to the level appropriate for the type of development o Implement infrastructure improvements that support multimodal users - trucks, cars, pedestrians, bicyclists, and commuter rail riders o Add a mix of commercial flex uses, residential uses, and other supporting uses to this area to create jobs, housing, strengthen the existing neighborhoods and increase the ability to revitalize the Downtown o Create a multi-use path that connects Puffer Playground to Snow Park along the eastern edge of Trout Brook to provide an amenity for the neighborhoods that do not otherwise have direct access to public open space o Expand open space and remove invasive species along the regulatory floodway to provide stormwater management and flood storage capacity to mitigate future events The Plan envisions a mix of uses including Multifamily, Single-Family homes, Commercial Flex and Retail/Office space. (See Figure 3 For: Downtown/Trout Brook Redevelopment Plan). This opportunity represents a significant portion of the redevelopment plan, but not all of the parcels in the redevelopment plan. After conversations with CSX, the BRA knows that single family uses identified on the preferred plan is a concern to CSX and through the RFP the BRA will be open to considering other uses not currently contemplated in the Plan. The BRA and City will hold an information session on Wednesday, February 22, 2023 at 10:00 a.m. at the BRA Conference Room located at 50 School Street, Second Floor, Brockton, MA 02301. The information session will be followed by a site visit and site walk. Attendance is not mandatory but is strongly encouraged
