Renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development.

The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. Looking for a trim contractor to provide and install hollow core 6-panel primed interior doors. Primed casing, primed baseboards, and base shoe where its need. Window jamb extensions on all the new windows bringing them flush to the drywall allowing casing with a reveal in a picture framed fashion. Wood jambs shimmed and set for the bifold door openings. Kitchen cabinets with hardware and bathroom vanity. Solid surface counter top on the vanity and Formica countertops with backsplash in the kitchen. Door hardware on the bifold same as the kitchen and bathroom vanity. Door knobs and door bumpers installed throughout. Locking handles for the bedrooms and bathroom. Install a pine handrail in the basement stairwell. All millwork and doors will need a coat of white paint after installation. Caulk and putty all millwork and door jambs. Touch up any nicks, dings and marks on the walls after trim has been completed using spackling, then use the wall primer that has been left from the drywall. Caulk all counter tops to the walls using a tub and tile bathroom kitchen caulk. Remove all cardboard and rubbish after the work has been completed. Install house numbers on the front of the house. The bid opening will take place and the CED team will put together a bid tabulation recommendation to be sent to the City Manager for his approval. Contractors in attendance will be told what bid is going to be recommended to the City Manager for approval. A bid tabulation shall be posted online after the City Manager approves. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.
