Project moved to abandoned for good.** The CITY of FAIRBORN “The CITY” is seeking redevelopment proposals for a certain property owned by THE CITY and located at 29 North Broad Street, Fairborn, OH 45324, also known as the Former Fire Station #1 “Former St #1”. The CITY will consider either leasing, lease to own or selling the Former St #1 building and property, as-is, to the selected developer of the site. The CITY’S redevelopment goals for the site include renovation of the existing structure to accommodate a viable commercial use while preserving the character-defining features of the building. This RFP will consider a wide range of commercial uses of the Former St #1 building. Proposals that involve a hospitality or entertainment reuse are preferred, but so will proposals with other commercial uses such as office and/or retail. Residential uses are not allowed at the Site unless it is in some mixed-use scenario that includes a primary commercial and/or retail component. The City has contracted with a general contractor for a design/build project to bring the current space to a rough “vanilla shell”. The city will spend up to $2M towards those renovation of the building. A copy of “vanilla shell” plans are available on the city’s portal at cloud.fairborn.oh.gov All questions are due no later than 4:00 pm on November 3, 2023. Questions will be answered in writing and posted on the Fairborn portal website at cloud.fairborn.oh.gov. Questions received after this date will not be answered. The City reserves the right to reject any or all proposals or parts of proposals, to negotiate modifications of proposals submitted, and to negotiate specific work elements with a respondent into a project of lesser or greater magnitude than described in this RFP or the respondent’s reply
