Renovation of a library in Richardson, Texas. Completed plans call for the renovation of a 75,000-square-foot, three-story above grade, one-story below grade library.

The owner has selected a Construction Manager. Construction services for this CMAR project are anticipated to begin in February 2024 and are anticipated be completed by the Fall of 2025. Complete interior renovation of an existing approximately 75,000 SF cast in place concrete library building, with 4 stories, including a basement. Library operations will be temporarily relocated prior to start of construction making this a single-phase construction project. Relocation of library operations to a temporary location will be performed by a separate contractor and is not included in the scope of this RFQ. Library renovation scope of work includes but is not limited to the following items: a. Upgrade existing aging MEP and life safety systems. b. Repair exterior structural deficiencies without substantially changing the architectural style or building aesthetics. c. Building envelope upgrades to repair water infiltration and increase energy efficiency. d. Increase useable floor space within the building footprint by infilling the atrium space on level 2 & 3. e. Addition of an exterior staircase. f. Improve sight lines, circulation, and space planning for efficiency. g. Visible and easily accessible entrance and focal point. h. Flexible space with easily accessible community areas. i. Improvements to the Civic Campus and site utilities. The City of Richardson shall accept sealed submittals for Request for Qualifications (RFQ) for Construction Manager at Risk (CMAR) Services for the Public Library Renovation Project Question Deadline 03/07/2023 at 5:00 PM CT
