Renovation of a residential development in Tacoma, Washington. Completed plans call for the renovation of a 2,004-square-foot residential development.

DESCRIPTION OF HOME INTENT OF REPAIR: Replace composition roof. RESIDENCE TYPE: Stick-built home YEAR BUILT: 1980 HOME SQ FT: 2,004 LOCATION: Graham Tear off all roofing material, felt, vents, and plumbing vent boots. Inspect sheathing condition and replace estimated 4 damaged sheets with new 7/16 OSB or 1/2" CDX plywood. Contractor to provide and install 250 ln ft of d-metal at eaves in a manner that flash over the gutter fin and apply drip edge on gables so that the entire perimeter is covered. Apply synthetic underlayment per standard practice over the entire roof deck. Apply estimated 31 sq.. Of 30-yr laminated fiberglass composition shingles per manufacturer's specifications. Provide and install 12 new attic vents, 2 new bath vents and 1 new kitchen vent. Install 2 new 2" and 1 new 4" pipe flashings. Replace 60' wall flashing. Incidental roof penetrations such as antennae wire shall use threaded fasteners and be sealed with elastomeric sealant. Clean up and haul away job debris and ensure that bath fan and vents, range hood and vents, and gutters and downspouts are clean, free of obstructions and working properly. A 30-year material warranty shall be issued upon completion, in addition to a 1-year workmanship warranty. This project requires the payment of prevailing wages per chapter 39.12 RCW. Workers shall receive no less than the prevailing rate of wage for their work on this locally funded project. The notice to proceed will be issued within five (5) to ten (10) calendar days of the execution of the Contract by the County. Should there be reasons why the notice to proceed cannot be issued within such period, the time may be extended by mutual agreement between the County and Contractor. All project work shall be completed within 60 calendar days of issuance of the Notice to Proceed by the County. A bid bond will not be required for this work. For Public Works contracts less than or equal to $50,000 including tax and purchase services contracts which include services requiring the payment of prevailing wages less than or equal to $50,000 including tax, the County shall waive retainage and bonding but will retain the right of recovery against the Contract for any payments made on the Contractor's behalf.
