Renovation of a playground / park / athletic field in Kingsport, Tennessee. Completed plans call for the renovation of a playground / park / athletic field.

The contractor shall be responsible for all labor, materials and equipment necessary to complete the scope of work at Warriors Path State Park. Contractor shall be responsible to take their own measurements, etc., to properly quote the scope of work. Contractor is responsible to remove all debris from construction site, off state property, to an approved location. Contractor is expected to perform all work with quality workmanship to manufacturer specifications and to the latest (state and local) codes. Contractor shall have 60 days to complete said work from start date. Location- 490 Hemlock Rd Kingsport, TN 37663 This event is to bid for a one-time purchase for TN Department of Environment & Conservation. For bids over $25,000 requiring a contractors license, Respondent shall provide the following for contractor and any subcontractors, if applicable: Company's Tennessee State Contractor License Number License Classification(s) Applicable to Bid License Expiration Date Event Id- 32701-0000012677 SCOPE: DUCK ISLAND WATER DAMAGE RENOVATIONS 1. PLUMBING: A. Contractor shall remove all copper water lines, supply line stops, etc. Contractor shall leave all copper water lines that have been removed for park maintenance. B. Contractor shall install all new pex water lines, starting in mechanical room. New water lines shall extend to all fixtures. C. Pex shall be installed neatly with no sagging in waterlines. D. All pex fittings shall be brass. E. Contractor shall install all new fixtures, supply stops, faucets, flush valves, drains, etc. F. Contractor shall remove as much cast iron and galvanized drainpipe as possible. Drains shall be replaced with PVC pipe. G. New waterlines shall be installed between existing ceiling and new drop ceiling to prevent waterlines from freezing. Contact Facilities Surveyor before installation. H. Only cold water shall be run to restrooms. I. Hot and cold water shall be installed to utility room mop sink and new mop sink faucet shall be installed. 2. PLUMBING FIXTURES: A. Men and women restroom shall have all new fixtures installed with one handicap lavatory in each. There will be a total of 2-lavatories, 3-commodes, 2-urinals in men, and 2-lavatories and 3-commodes in women. B. Commodes shall be chair height commercial grade elongated with open front seats and no lids. Commodes shall have automatic flush valves. C. Urinals shall be commercial grade with automatic flush valves. D. Lavatories shall be commercial grade, cast-iron, wall hung with automatic faucets. 3. HAND DRYERS: A. Install a commercial grade hand dryer in men and women restroom. B. Hand dryer shall be heated. C. Hand dryer shall meet ADA specifications. 4. FRAMING: A. Remove existing termite damaged framing in restroom foyer and replace with same size material. B. Remove existing sub ceiling framing in restroom foyer and do not replace. C. Replace or add any other framing as necessary. 5. RESTROOM STALLS: A. Remove restroom partitions and replace with new composite partitions with the same configuration. 6. SHEETROCK: A. Remove all existing wall sheetrock and insulation in restrooms, foyer, utility and mechanical room. B. Install new 1/2 x 4 x 12, water resistant sheetrock as necessary in sitting room, restrooms, mechanical, foyer, and utility rooms. C. All 12 foot ceilings shall have sheetrock installed where missing and all joints or cracks filled. D. New sheetrock shall be installed horizontal, nailed around edges and screwed in the middle with 1-1/4-inch sheetrock screws. There shall be 3 or more screws on each stud between edges. E. Tape and finish new sheetrock. Apply a minimum of two coats of sheetrock filler with a third skim coat. Sheetrock filler must dry between coats. F. Sand all sheetrock joints smooth for paint. G. Install 1-sheet of FRP board, horizontally, behind mop sink. 7. TRIM: A. Install square trim around case openings, window, doors and baseboard in sitting area, utility room, mechanical room and foyer. 8. PAINT: A. Apply one coat of exterior bonding primer sealer to all sheetrock in sitting room, restrooms, mechanical room and foyer. Sand primed walls for painting. B. Apply two coats of exterior grade paint to walls. Paint shall have a limited lifetime warranty. C. Apply primer and paint to doors and trim with same specifications as walls. D. All paint sheens and colors to be determined by Park Manager. 9. TILE BASE IN RESTROOMS: A. Contractor shall grout against wall to match existing grout where tile base has been removed. B. Install new rubber base in restrooms. Color to be determined by Park Manager. C. Base shall be a minimum of 4-inches in height. D. Inside corners shall be cut and mitered and factory outside corners shall be used. 10. INSULATION: A. A minimum of R-13 insulation shall be installed in all exterior walls in rooms being remodeled. B. All exterior wall insulation shall be removed in each room that is being remodeled. C. Install R-36 fiberglass blow-in insulation on all 12 foot ceilings and insulation baffles on outer walls. 11. DROP CEILINGS: A. Install new drop ceilings in sitting room, restrooms, and foyer. B. Grid shall be white with 2 ft. X 4 ft. ceiling tiles. 12. LIGHTS AND ELECTRICAL: A. Install 4-LED, 2 x 4 drop ceiling lights in sitting room. B. Install 5-LED, 2 x 4 drop ceiling lights and 1-LED 2 x 2 light in each restroom. C. Install 2-LED, 2 x 2 drop ceiling lights in restroom foyer. D. Install 1-LED 4 ft. light in mechanical room and utility room. E. Install 1-commerical restroom vent fan in each restroom. F. Restroom lights and vent fan shall be on automatic sensors. G. Remove existing restroom heaters and install a GFCI receptacle at heater locations. 13. HVAC: A. Install a one-ton, mini-split per each restroom. B. Install 2-HVAC vents in sitting area, one-HVAC vent in utility room and foyer. Connect vents to existing HVAC. C. Insulate existing duct work as necessary.
