Renovation of an educational facility in Lincoln City, Indiana. Completed plans call for the renovation of a educational facility.

All work for the complete construction and installation of the Project will be under one Prime Contract / Unified Proposal with the School Corporation based on Proposals received and awarded. All Proposals shall include a price for a complete turnkey installation as requested herein. A Work Order will be developed by the Owner and executed by the Owner and successful Contractor with Terms and Conditions. A sample copy of this Work Order is attached to this RFP for reference. Questions on the proposed project should be submitted in written format to Angela Burton (angela@stengroup.com). Construction shall be in full accordance with the Scope Outline below and all Sections of this RFP, drawings and all supporting documents. SCOPE OUTLINE: Classroom Interior Finishes Improvements (108, 112, 114, 116) (General Description. Also refer to all RFP documents and drawings for entire Scope-of-Work): 1. Removal and disposal of existing carpet and adhesive complete, vinyl wall base, built in desk and shelf unit(s). 2. Installation of new Interior finishes throughout. Patching and painting of existing walls. Prepare, provide and install new LVT flooring per manufacturer's recommendation. Installation of new wall base. 3. Replace all stained or damaged 2x2 ceiling tile; match existing. (Estimate 2 boxes of tile for entire project). Any remaining tile shall be turned over to the Owner for attic stock. 4. Contractor shall coordinate scheduling with the Owner's Representative for installation of the existing casework wrap, by Owner. 5. All colors and materials shall be submitted for final approval by the Owner prior to installation. 6. Contractor shall field verify all quantities prior to ordering of materials. 7. Construction means and methods must be reviewed by the School Corporation prior to the start of construction SPECIFIC REQUIREMENTS: 1. The Contractor shall include a Contingency Allowance of $1,500 in the Contractor's Proposal Amount. 2. Proposed start date: Upon receipt of all contract requirements the start date must be coordinated in advance with the School Corporation and Owner's Representative. Contractor shall develop a Schedule based upon the following for approval: SCHEDULE: June 5, 2023: Start all Work activities. July 28, 2023: Final Completion 1. The Contractor and Contractor's Subcontractors shall field verify all existing conditions and coordinate their work prior to submitting the Proposal. 2. Surrounding construction, existing building components, yards, pavement, utilities, and fencing shall not be damaged. If damaged, it will be repaired by the contractor to the satisfaction of the Owner's Representative at no cost to the Owner. 3. Contractors shall provide their own toilet facilities. Contractor shall not utilize the owner's toilet facilities at any time. 4. Contractor shall provide their own dumpster for debris within a designated staging area coordinated with the Owner's Representative. 5. Exits to and from the building shall not be blocked at any time. 6. At areas of work, the contractor shall provide barricades, signage and coordinate ahead of time with the Owner. 7. The following information must be submitted with your Proposal: The Owner reserves the right to accept or reject any Proposal, and to waive any irregularities in the Proposals or receipt of Proposals which, in the opinion of the Owner, are not substantial, and which in the opinion of the Owner, has not prejudiced the RFP process. All Proposals will be held valid for a period, not to exceed forty-five (45) days, from the date of receipt of the Proposal, before a Contract is awarded. The Contractor shall provide all labor, materials, tools, equipment, supervision, permits and governmental fees, licenses and inspections necessary to perform, and shall perform, the work generally described as follows, in a good and workmanlike manner and in accordance with the Contract Documents or reasonably inferable by the Contractor as necessary to produce the results intended by the Contract Documents GENERAL DESCRIPTION OF THE WORK: Contractor shall provide all labor and materials required to perform all Improvements indicated in the RFP, drawings and specifications.
