For Affordable Home Construction Program Bid Bond 0.00% Payment Bond 0.00% Performance Bond 0.00% Online Q&A Yes Q&A Deadline 03/09/2023 10:00 AM (EST) The City of Fort Myers and its Community Development Department are seeking for qualified and responsible Construction Contractors to support their Affordable Home Construction Program, by providing project management, pre-construction, procurement, permitting, construction and other related services. The City intends to award several vendors to create a pool of contractors to provide construction services under this contract. The City of Fort Myers is promoting affordable housing opportunities through an affordable home construction program for individuals and families with incomes 100% or less of the Area Median Income (AMI). Program Highlights o The City will partner with housing contractors to build quality affordable homes on city-owned lots o The homes will be constructed to city specifications o The homes will range in size from 1,300 square feet to 1,600 square feet o The homes will be sold to qualifying buyers for the cost of construction o The price of homes is anticipated to be in the $200,000.00 to $250,000.00 range o Once the home is sold, the city will then take the funds and use to construct another home Housing Standards o The City will provide to the builder specific floor plans and required amenities that the home will be constructed to. This includes: o Hard surface counter tops such as granite o Tile or vinyl flooring o Exterior architectural features o Generous landscaping o Energy-efficient appliances o Homes will have two to three bedrooms Program Eligibility o Prospective home buyers will apply with the City of Fort Myers Community Development Department to be approved for purchase of a home. To qualify, the prospective buyer must document that they meet the following criteria: o Have a household income 100% of less of the Cape Coral/Fort Myers MSA Area Median Income (AMI) o Buyer must complete a City approved homeownership counseling course prior to signing an agreement to purchase the home o Demonstrate ability to obtain a mortgage from a financial institution o Homeowners shall be required to own the home for a period of five (5) years. After five (5) years, if the owner sells the home, the City would receive 50% of the profits. If the owner sells the home after five (5) to ten (10) years the City would receive 25% of the profits.
