The selected team will provide services, including developing the program, creating architectural and engineering designs, estimating and compiling budgets, and recommending furniture, furnishings and equipment. The City intends to request competitive bids from qualified general contractors who will perform the construction according to the plans and specifications proposed by the qualified firm chosen pursuant to this RFQ.
Program/Predesign Prepare a written program for the project defining goals, scope, budget and schedule based on discussions with and information provided by City staff. The City shall provide the architect information about the site boundary and any known environmental issues. The architect shall provide necessary geotechnical reports and topographic surveys if required. Schematic Design & Cost Estimating Based on the program and initial budget, the architectural team shall prepare a schematic design for the project and project features, and associated supporting elements and facilities. The architect shall submit a project cost estimate prepared by an independent professional cost estimator. The architectural team will assist with the selection of a CMAR general contractor, including reference checks, participation in shortlisting meetings and interviews. Design Development The architect and the CMAR Contractor shall submit a final project cost estimate incorporating any changes and City reviews. All construction drawings, specifications, and other essential documents will be submitted at the end of the development phase. The architectural team will assist the City in obtaining construction permits and TAS reviews and inspections, etc.
