Asbestos abatement and renovation of a mixed-use development in Georgetown, Massachusetts. Completed plans call for the renovation of a elderly care / assisted living facility; and residential development.

The Georgetown Housing Authority, the Awarding Authority, invites sealed bids from Contractors for the Exterior Door & Hardware Replacement at Trestle Way 667-1 Elderly Housing & Jewett Street 705-1 Family Housing Developments for the Georgetown Housing Authority in Georgetown, Massachusetts, in accordance with the documents prepared by Raymond T. Guertin, Architect. The Project consists of: Exterior door & hardware replacement at 9 buildings at Trestle Way Elderly Housing & 3 buildings at Jewett Street Family Housing developments, including storm doors, where shown, asbestos abatement, and all related work. Alternate No. 1 - Exterior door & hardware replacement at one (1) additional building at Jewett Street Family Housing as shown on the drawings. Alternate No. 2 - Exterior door & hardware replacement at one (1) additional building at Jewett Street Family Housing as shown on the drawings. The work is estimated to cost $161,700.00 (Base Bid - $132,900.00 Alternates - $28,800.00) Bids are subject to M.G.L. c.149 44A-J & to minimum wage rates as required by M.G.L. c.l49 26 to 27H inclusive. General bidders must be certified by the Division of Capital Asset Management and Maintenance (DCAMM) in the category of General Building Construction. General bids and sub bids shall be accompanied by a bid deposit that is not less than five (5%) of the greatest possible bid amount (considering all alternates) and made payable to the Georgetown Housing Authority. General bidders must agree to contract with minority and women business enterprises as certified by the Supplier Diversity Office (SDO), formerly known as SOMWBA. The combined participation goal reserved for such enterprises shall not be less than 13% percent of the final contract price including accepted alternates. Request for waivers must be sent to DHCD (david.mcclave@mass.gov) 5 calendar days prior to the General Bid date. NO WAIVERS WILL BE GRANTED AFTER THE GENERAL BIDS ARE OPENED. Item # 1: ( 72-13 - 15 ) Exterior door and hardware replacement U N S P S C Code: 72-13-15 Residential construction PROJECT ADDRESS: Trestle Way Elderly Housing Jewett Street Family Housing Bidders requiring clarification or interpretation of the Contract Documents shall make a written request to the Architect Question Deadline 03/22/2023 The work under the Contract consists of: 1. Trestle Way Development The Trestle Way 667-1 Elderly Housing Development, built in 1973, includes nine (9) separate buildings consisting of 8 two-story residential buildings containing 48 units, and a one-story residential building containing 4 accessible units. The buildings are of wood-frame construction with brick veneer exterior walls and pitched asphalt shingle roofs. There are three types of residential buildings at Trestle Way including the following: o Four (4) Type 'A' Buildings (Buildings 13, 21, 27 & 29) consisting of a total of 8 units, 4 per floor. There are four (4) outswing exterior doors, 2 front and 2 rear common entries with roof canopies. There are no storm/screen doors at these buildings/entrances. Existing doors are 9-Lite 2-Panel wood doors with wood frames and door closers. o Four (4) Type 'B' Buildings (Buildings 4, 17, 19 & 31) consisting of a total of 4 units, 2 per floor. There are two (2) outswing exterior doors, 1 front and 1 rear common entry with roof canopies. There are no storm/screen doors at these buildings/entrances. Existing doors are 9-Lite 2-Panel wood doors with wood frames and door closers. o One (1) Type 'C' Building (Building 25) consisting of a total of 4 accessible units all on the first floor. There are eight (8) inswing exterior doors, 2 per unit (front & rear) entering directly into the unit. All 8 exterior doors have a screen/storm door. The existing exterior doors, hardware, and storm/screen doors have been previously replaced at Unit 25A and appear to be in good condition. The existing doors include standard 9-Lite 2-Panel and 2-Lite 4-Panel steel doors with wood frames and Emco Storm/Screen doors. The LHA requested all new doors in Building 25 to match the previously replaced 9-Lite 1-Panel fiberglass doors with composite frames in Unit 25A. Jewett Street Development The Jewett Street 705-1 Family Housing Development, built in 1989, includes five (5) separate two- story duplex buildings containing 10 units, including one (1) accessible unit in Building 2. The buildings are of wood-frame construction with vinyl siding and pitched asphalt shingle roofs. All front and rear inswing exterior doors enter directly into the units at this development. Existing doors are 9-Lite 2-Panel steel doors with wood frames, and EMCO storm/screen doors. The existing door hardware appears to be original and in need of replacement along with the doors. All the front & rear doors have lever handles with passage latch function and separate deadbolt. The front & rear door at Building 1, Unit 99 has been previously replaced with a new 9- Lite 2-Panel door with a lever handle/passage latch, deadbolt, and new Gerkin Storm/Screen door. The LHA would like to replace the remaining doors with a similar 9-Lite 2-Panel Fiberglass Door with Schlage Lever Handle/Passage Latch and deadbolt and new Larson Storm/Screen Doors. 2. The Base Bid consists of the following: o Trestle Way Elderly Housing development - Replacement of 30 front & rear exterior doors and hardware with new fiberglass doors and vinyl clad composite frames, and 6 storm doors at Building 25. Related work includes asbestos abatement, demolition, carpentry, and painting. o Jewett Street Family Housing development - Replacement of 10 front & rear exterior doors, sidelights and hardware with new fiberglass doors & sidelights, vinyl clad composite frames, and 10 storm doors at Buildings 1, 2 & 3. Related work includes demolition, carpentry, and painting. 3. Provide Alternate Prices for the following items of work in accordance with Section 01.23.00 - Alternates: ALTERNATE NO. 1 - Replacement of 4 front & rear exterior doors, sidelights and hardware with new fiberglass doors & sidelights, vinyl clad composite frames, and 4 storm doors at Building 4. Related work includes demolition, carpentry, and painting. Increase in time for completion of 5 days. ALTERNATE NO. 2 - Replacement of 4 front & rear exterior doors, sidelights and hardware with new fiberglass doors & sidelights, vinyl clad composite frames, and 4 storm doors at Building 5. Related work includes demolition, carpentry, and painting. Increase in time for completion of 5 days. 4. All Work either shown on the drawings or included in the specifications unless specifically indicated as not to be done. B. In addition, the Work under the Contract includes: 1. Work outside the project site as called for in the Contract Documents and as required for the performance of the Work. 2. The restoration of any items damaged or destroyed by encroaching upon areas outside of the project site. 3. Providing and restoring, where appropriate, all temporary facilities
