Site work, asbestos abatement and new construction of a mixed-use development in Cincinnati, Ohio. Working plans call for the construction of a 72,236-square-foot educational facility; for site work for a educational facility; and for asbestos abatement for a educational facility.
As of October 8, 2024, the construction manager has been identified and this project has finished bidding for subcontractors. There are no remaining subcontractor opportunities. Construction is expected to begin November 1, 2024, and finish June 2026. Submit all questions regarding this RFQ in writing to Procurement@ofcc.ohio.gov with the project number included in the subject line (no phone calls please). Questions will be answered and posted to the Opportunities page on the OFCC at portal on a regular basis until one week before the response deadline. The name of the party submitting a question will not be included on the Q&A document. Project Description Design and construction of a new middle/high school for grades 7 through 12. The total square footage planned for the new middle/high school is 72,236 co-funded square feet. Planned enrollment for the new middle/high school is 418. Achieving LEED silver certification under version 4.0 for the new middle/high school is required at a minimum. At this time, the project will not include a design of a storm shelter within the building, however an allowance remains in the project in the event the District elects to incorporate the scope at a later date. The co-funded budget for the project is $29,724,029 which includes all allowances. The delivery method for the new middle/high school will be CM at Risk. The local share of the project is being funded via ELPP credit. Locally funded initiatives (LFI) have not yet been determined but may be incorporated into the project. A Project Agreement LFI of $1,121,671 is incorporated into the overall project budget and represents the differential cost between Base plan and Preferred plan to satisfy the 100% Cap. The District may choose to include the button-up scope of remaining structures and athletic field improvements as a District funded project. This scope would be performed under a separate contract. Co-funded scope also includes abatement and demolition allowances for the following buildings: Brent Elementary School. The existing square footage of Brent Elementary School is approximately 35,741 SF. The delivery method for this scope of work will be General Contracting. Whitaker Elementary School. The existing square footage of Whitaker Elementary School is approximately 66,084 SF. The delivery method for this scope of work will be General Contracting. Finneytown High School. The existing square footage of Finneytown High School is approximately 174,774 SF. The delivery method for this scope of work will be CM at Risk.* *The School District may choose to keep portions of the existing building in place Scope of Services Upon award of the Agreement, commence by developing the Program of Requirements (POR). The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss and clarify with the Owner and/or the Contracting Authority, the cost breakdown of the Architect/Engineer Agreement detailed cost components to address the Owner's project requirements. Participate in the Encouraging Diversity, Growth& Equity (EDGE) Program as required by statute and the Agreement.
