Site work and new construction of a medical facility in Toledo, Ohio. Completed plans call for the construction of a medical facility; and for site work for a 1,468-square-foot medical facility.

Woodward Health Clinic Project, as described in the Contract Documents prepared by Technicon Design Group, Inc. Submit all questions to Kevin Wischmeyer, KevinW@technicondesigngroup.com. Bidding information is posted on the TPS electronically. All bids must be accompanied by a Bid Guaranty in the form of either a Bid Guaranty and Contract Bond for the full amount of the bid (including all add alternates) or a certified check, cashier's check, or an irrevocable letter of credit in an amount equal to 10% of the bid (including all add alternates), as described in the Instructions to Bidders. All Bidders will be required to pay specified wage rates and comply with all terms and conditions provided in the Bid Documents.. No Bidder may withdraw its bid within 60 days after the bid opening. The Board of Education reserves the right to waive irregularities in bids, to reject any or all bids, and to conduct such investigation as necessary to determine the responsi- bility of a bidder. Sealed bids will be received for the following bid packages: General Trades. (Estimate shown includes allowance) Bid Package 1: Woodward Health Clinic The Project consists of all labor, materials, equipment, and services necessary for the proper completion of the Woodward Health Clinic Project (referred to as the "Project"), all in accordance with the Drawings and Specifications prepared by the Design Professional. The work for which bids are solicited for the Project must be substantially completed by August 4, 2023, and finally complete by August 25, 2023, unless the Owner selects the alternate for an earlier completion date as provided on the Bid Form. Estimated Construction Cost Woodward Health Clinic Project $305,510 The Board aspires to achieve a minimum of fifteen percent (15%) of local MBE participation within three (3) years and twenty percent (20%) of local MBE participation within six (6) years. New work shall include (but not limited to) the following: 1. Interior selective demolition as indicated on drawings and specifications. 2. Interior finish work including new steel stud framed construction of walls, masonry, acoustical insulation, gypsum board walls, doors, frames and hardware assemblies, acoustic ceiling systems, paint, floor coverings, casework, etc. as indicated on drawings and specifications. 3. Work to HVAC ductwork, relocating grilles, diffusers, and install new grilles and diffusers as indicated on drawings and specifications. 4. Electrical work including work to existing sub-panel, new sub panel (if any indicated), lighting, devices, raceways, fire alarm devices, rough-in boxes and conduits for fire alarm system, data/com cabling, raceways, etc. as indicated on drawings and specifications. 5. Plumbing work for new fixtures, DWV piping, waterlines, etc. as indicated on drawings and specifications. 6. Modifications to the existing Fire Suppression System. The work of the Project is defined as interior alterations to an existing office area in school building on 1st floor of approximately 1,468 square feet for the HPWO Health Center. The existing facility is occupied as a high school. The new work includes alterations for a new HPWO High School Health Center as indicated on the Contract Documents. B. General Contract: The Owner will award a single general contract for construction operations as follows: 1. It is intended that one general contract be awarded for the work required to complete the entire project as follows: a. General Construction, Mechanical work, Electrical work (including Fire Alarm work), Plumbing work and Fire Suppression work. 2. The General Contract will consist of the following work as well as all incidental work required to accomplish the intent of these Contract Documents. a. Furnish and install all general trade items required for the complete construction of the project, including but not limited to b. Selective demolition of existing partitions, doors, ceilings, floor coverings, etc., c. New wall partitions, masonry openings (if any indicated), ceilings, installation of new walk doors, hardware, finishes, floor covering, casework, painting and miscellaneous equipment as indicated or specified. d. The General Contractor shall coordinate the rough-in and construction of the mechanical, plumbing, electrical, fire suppression, fire alarm, data, etc. with the plumbing, electrical, mechanical and fire suppression subcontractors. 3. Work in the Mechanical Sub-Contract will consist of the following specific work items as well as all incidental work as required by the Contract Documents. a. Selective Demolition of existing mechanical systems indicated and associated ductwork, piping and controls. b. Furnish and install the piping, ductwork, insulation, new grilles, and diffusers as indicated or required for a complete installation as shown on the mechanical drawings and specifications. 4. Work in the Electrical Sub-Contract includes, but is not limited to, the following: a. Selective demolition of existing electrical systems, fixtures, devices, etc. as indicated on drawings. b. Reworking of existing sub-panels, new sub panel (if any indicated), disconnects, conduit, wiring, equipment, fixtures, devices, controls, boxes, raceways, fire alarm devices, data/com cabling and connections indicated or required for a complete installation as shown on the electrical drawings and specifications. Electrical Subcontractor shall coordinate electrical device locations with the Owner's Representative. 5. Work in the Plumbing Sub-Contract includes, but is not limited to, the following: a. Selective Demolition of existing plumbing systems and fixtures as indicated on drawings. b. Furnish and install the piping, vents, valves, insulation, and plumbing fixtures indicated or required for a complete installation as shown on the plumbing drawings and specifications. c. Connections to existing utilites and coordination with utility companies as necessary to ensure adequate capacity is available and/or as indicated on plumbing drawings and specifications. 6. The General Contractor shall be responsible for scheduling the work to allow the project to be completed by the dates or timeline indicated in the Bid Form including allowances for bad weather. Provide the Owner with bi-weekly updates on the progress of the project and any change in projected completion date. C. Work Performed by Others Under a Separate Contract with the Health Clinic Provider. 1. Medical Equipment, Refrigerators, etc. D. Future Contracts: The Owner reserves the right to award separate contracts for other work being considered, if any. F. Use of the Site: Do not disturb portions of the site beyond the areas of alterations indicated. Access to the building shall be as directed by the Owner. Material staging areas shall be in areas as agreed upon between the Owner and Contractor. 1. Keep driveways and entrances clear. Do not use these areas for parking or material storage. Schedule deliveries to minimize on-site storage or materials and equipment. G. Partial Occupancy: The Owner reserves the right to occupy, place and install equipment in completed areas of the building prior to Substantial Completion. Placing equipment and partial occupancy do not constitute acceptance of the Work.
