Scope of Services The Work shall consist of constructing a new building addition to expand the existing laboratory facility, providing new office space for administrative staff and flexible workspace for laboratory technicians. Supporting work includes associated site demolition, sidewalk improvements, and upgrades to accessible paths. Utility work consists of the relocation of existing site utilities, such as laboratory gas supply tanks and associated piping, to the north side of the mechanical room. Additionally, new 4-inch sanitary drainage piping will be installed, connected to the existing site sanitary system, to serve the new building addition and the new unisex restroom. Electrical work includes coordination with the Owner to provide a temporary Motor Control Center (MCC) to maintain power to all existing loads on MCC-OB from the future temporary MCC in Phase 2; installation of a new underground electrical ductbank; installation of a new circuit breaker in the existing MCC-OB to feed new panelboard LP-D, including a temporary feeder and step-down transformer XFMR-D; and installation of a new panelboard LP-OL and step-down transformer XFMR-OL within the existing electrical room. Additional architectural modifications include sealing the existing mechanical room door and installing a new one, as well as re-roofing and re-insulating the existing building.
