Renovation of an educational facility in Winchester, Virginia. Completed plans call for the renovation of a 232,002-square-foot educational facility.
Sealed bids are invited for the MILLBROOK HIGH SCHOOL ROOF REPLACEMENT PROJECT at 251 First Woods Drive, Winchester, Virginia 22603 according to drawings and specifications prepared by RRMM Architects, Architecture | Planning | Interiors. The project is generally described as approximately 232,002 +/- square feet of roof system recovery and total removal and replacement with new insulation and new single ply 60 Mil reinforced EPDM fully adhered and mechanically attached membrane roofing systems with all related flashing and sheet metal accessories. Alternate One consist of Skylight and Skyroof replacements with new skylights and Skyroof as specified in Section 08 63 00 - Metal Framed Skylights and shown on the project drawings. No public Bid Information to display Question Deadline 04/07/2023 Submit all questions via the Prebid Question Form The base bid work for Millbrook High School consists of the recovery of the existing roof system on roof areas A, B, C, D, F, G, J, K, L & M and total removal and replacement on roof areas H & I. Removal of all existing flashing membranes at wall and curbs, perimeter edge stripping and detaching the existing roof membrane according to the selected roof membrane manufacturers requirements is required on roof areas A, B, C, D, F, G, J, K, L & M. Removal of the existing single ply membrane, roof insulation, and associated flashings down to the existing structural tectum roof deck is required on roof area H & I. Repair or replace deteriorated decking, as required. Provide and install new polyisocyanurate (tapered & flat stock) insulation and new fully adhered (tectum decks) and mechanically attached (steel decks) 60 mil reinforced EPDM single ply roof membrane system. C. Existing deteriorated wood blocking shall be removed and replaced with new treated blocking as required and shown on the roof plans and roof details at curbs. 2. All blocking shall match the height of the new roof insulation system and/or shall provide a minimum of 8" flashing height as required by the roof system manufacturer. 3. All new blocking shall be fastened to the substrate to meet the specifications. E. Maintain the building in watertight condition throughout this Contract. Do not permit water to build up on the roof. Provide power hook-ups and pumps on the roof to remove rain that occurs before slopes to drains are achieved. Interior of building to be kept free of water entry of ANY amount throughout the entire roof replacement process. 1. The roofing over each roof area shall be placed so as to have no more roof area open and/or under construction than can be made watertight at the end of each work day. F. Demolition and Preparation: 1. Remove existing roofing materials as specified including but not limited to wall and roof penetration flashing on all roof areas, deteriorated wood blocking, if any and associated metals, etc. 2. Remove identified areas of wet insulation at locations indicated on roof plan drawing. There are nine (9) locations totaling approximately 228 square feet. After removal of identified wet areas, install new dry polyisocyanurate insulation to match the existing insulation thickness to provide a smooth and level substrate to surrounding roof areas. 3. While no asbestos is anticipated to be found in this project (see letter of Asbestos-free Construction Section 01 02 00), Asbestos containing material may be uncovered during the course of the project. a. AN ASBESTOS INSPECTION WAS NOT PERFORMED AND NO ASBESTOS-CONTAINING MATERIALS ARE SUSPECTED TO EXIST IN THE ROOFING MATERIALS BEING REMOVED. b. ASBESTOS-CONTAINING MATERIALS MAY BE PRESENT IN OTHER AREAS OF THE BUILDING WHERE WORK IS BEING PERFORMED. THE CONTRACTOR IS RESPONSIBLE TO ENSURE THAT ANY REMAINING ASBESTOS-CONTAINING MATERIALS ARE NOT DISTURBED OR DAMAGED, AND WILL BE RESPONSIBLE FOR ALL COSTS ASSOCIATED WITH CLEAN-UP AND CLEARANCE OF THE BUILDING DUE TO DISTURBANCE OR DAMAGE TO ASBESTOS-CONTAINING MATERIALS NOT INCLUDED IN THE SCOPE OF WORK. c. REMOVE AND DISPOSE OF ASBESTOS-CONTAINING MATERIALS IN ACCORDANCE WITH ALL LOCAL, STATE AND FEDERAL LAWS. d. THE CONTRACTOR SHALL BE RESPONSIBLE FOR DEVELOPING A PROJECT APPROACH BY COORDINATING WITH THEIR VARIOUS SUBCONTRACTORS PERFORMING THE COMPONENTS OF THE CONTRACT. THE SPECIFIC WORK TECHNIQUES AND PRACTICES SELECTED TO EXECUTE THE CONTRACT WILL DETERMINE THE ABATEMENT MEASURES, IF ANY, REQUIRED. THE PROJECT APPROACH SHALL BE BASED ON HISTORICAL DATA AND EXPERIENCE WITH PROJECTS OF SIMILAR SCOPE. 4. Furnish and install new treated wood blocking to accommodate the height of the new roof insulation system at all required detailing. The Contractor shall be required to install all new wood blocking to accommodate the new roof insulation height at no additional cost to the Owner (unit cost based allowance shall not apply). All new blocking shall be fastened to the substrate to meet the specifications to accommodate the new ANSI/SPRI ES-1 coping and edge metal installation requirements.
