Site work and asbestos abatement for a multi-residential development in Little Falls, Minnesota. Completed plans call for site work for a multi-residential development; and for asbestos abatement for a multi-residential development.
The project consists of removing asbestos floor tile and mastic, gypsum wallboard and taping/joint compound, and undercoated sinks. The asbestos is in nine apartments. The kitchen counter/cabinets and upper cabinets are to be removed and disposed of. Bidders may withdraw their bids at any time prior to the time specified for opening. Negligence on the part of the Bidder in preparing their proposal confers no right for the withdrawal of the bid after it has been opened Bids will be considered by LFHRA-Pine Grove Manor Board of Directors on April 17, 2023. A bid tab will be prepared and emailed/mailed to all bidders on April 18, 2023 The Owner reserves the right to waive any irregularities and to reject any or all proposals or award upon such basis as they may deem to be in the Owner best interest. No Bidder may withdraw his proposal within sixty (60) days after the date of the opening thereof. The range hood and microwave wood mount/box in each apartment is the responsibility ofthe abatement contractor to remove. The range hood is to be saved and turned over to the owner. Breaker #20 in the breaker panel turns offthe power to the range hood, abatement contractor is responsible to confirm the power is off before removal. o The light on the living room/kitchen wall, is to be removed by the abatement contractor and disposed. Electrical box switch/plug-in covers are to be saved for the owner The pantry and bedroom closet bamboo curtain is to be removed and disposed by the abatement contractor. o If any ofthe apartments have sheet vinyl linoleum or 12" floor tile in the bathrooms or kitchen areas those items are to be removed in containment as the ACM tile/mastic is underneath the top layer offlooring. o The project now includes removal and disposal of all kitchen cabinets, both the lower and the upper cabinets. o Apartment Unit W-49 is a complete GWB/taping compound removal (walls and ceilings) and any loose insulation above the walls/ceilings except behind the shower in the bathroom. The baseboard heaters remain. This apartment was impacted by smoke damage requiring complete removal of the GWB. o A 9" x 6" hole is to be cut into the gypsum wallboard wall in the bathrooms for the new light.
