Renovation of a fire / police facility in Milan, Ohio. Completed plans call for the renovation of a 8,492-square-foot fire / police facility.
All bids must be accompanied by either a bid guarantee and contract bond in the amount of 100% of the bid or by a certified check, cashier's check, or letter of credit in the amount of not less than 10% of the bid made out to Milan Township. When a check or letter of credit is used, a separate 100% performance bond will be required upon signing of the contract Trustees right to waive any irregularities and to reject any or all bids. SCOPE OF THE WORK Generally, this project involves replacement of an approximately 8,492 square foot membrane roof on an existing building. Work includes the following: 1. This is a re-cover project, not a total tear off. The Contractor shall mechanically fasten a new fully adhered membrane roof over existing conditions. 2. Contractor shall field verification exact roof dimensions and existing conditions. Core samples may be taken by bidder if needed for accurate estimating purposes. 3. For estimating purposes, Contractors may assume that the existing metal roof deck is an acceptable structural substrate for fastening proposed new roof membrane. 4. Contractor shall perform Work in strict compliance with applicable OSHA safety standards and in a workmanlike manner according to NRCA roofing industry standards. Safety and sequence is the sole responsibility of the Contractor. 5. Roof design shall comply with NRCA and current Ohio Building Code standards. 6. Existing PVC membrane roof to be covered shall be prepared per roofing manufacturer's specifications including but not limited to the installation of periodic release cuts every 10 square feet. Clean existing surface thoroughly. 7. For estimating purposes, Contractors shall assume that the existing insulation is acceptable. Removal and replacement of existing saturated rigid insulation board, if discovered, shall be considered additional change order work. Cost shall determined using the square foot unit price bid as Alternate #1. Contractor and Owner's representative shall inspect and agree upon extent of any additional work in the field. 8. Work includes the installation of a new PVC or EPDM membrane roofing system. Specification and frequency of fasteners shall be installed per roof manufacturer's specifications, NRCA standards and ASCE7 as required for a 20 year warranty. 9. Remove and dispose of all existing flashings including coping trim at parapets 10. Installation of approximately 634 feet of new 24 gauge, pre-finished metal coping on existing parapet walls, assume existing wood blocking is acceptable. Coping shape to match existing. Coping details shall be accepted by roof manufacturer as needed to achieve 20 year warranty. 11. Installation of a fully adhered, 0.50 mil reinforced PVC or .60 mil reinforced EPDM membrane roofing system including all necessary accessory flashing and termination components. All materials shall be part of a roofing system and installed in strict compliance with roof manufacturer's specifications. Roof system shall be warranted for 20 years. 12. Submittals: a. Shop drawings for Owner approval showing roof layout, details of construction, and identification of materials. b. Certification by manufacturer that roofing contractor is qualified to install system. c. Upon completion of work, provide copy of manufacturer's final inspection report prior to issuance of manufacturer's 20 year warranty. 13. Provide all other materials and labor necessary but not described above for a complete and proper installation of roof replacement system. 14. Provide minimum 20-year non-prorated 100% warranty for labor and materials including all components of roof system. Warranty shall commence upon acceptable inspection by roofing
