Site work and new construction of an educational facility in Nacogdoches, Texas. Design plans call for the construction of a educational facility; and for site work for a educational facility.

The Project will provide educational space consisting of +/- 90,000 GSF of a new multi-story Facility and +/- 9,000 GSF of greenhouses, including a single head house. Construction of the new Facility may require demolition or alterations to all or part of the existing +/- 60,000 GSF Forestry Building located on the corner of Raguet and East College Street, on the main SFA Campus. It mayinclude the preservation of existing forestation on the site. The New Construction scope will consist of programmatic space for the College of Forestry and Agriculture. The Project is envisioned to include and combine mass timber construction with concrete and steel elements at key architecturally significant spaces and components. Primary programmatic space types are expected to include integrated technology classrooms, student resource commons, a single large lecture hall, a 10,000 GSF carpentry and mechanics shop, and research and teaching/learning laboratories. Secondary programmatic space types are expected to include student commons and study areas, conference/meeting rooms, office suites, individual offices, work rooms, and departmental storage. New supporting spaces for the project include but are not limited to breakrooms, restrooms, quiet rooms, general building storage, mechanical, electrical, telecom/server rooms, and custodial services rooms. The expansion and interface of new to existing audio-visual, fire life safety, access control, and building automation systems/controls are expected. Exterior improvements will include campus utility improvements, expansion and connections, landscaping, irrigation, lighting, loading dock, sidewalks, and minimal parking required for building access; no new lots or garages are expected. The scope of work may include a new entry to the Farm/Ag Research Center with monumental signage (directly across from the '204 Y') and a gravel road system between existing facilities. Abatement and demolition of the existing Agriculture Mechanical Building (metal and woodworking shop) located adjacent to Steen Hall and the Forestry Lab building adjacent to the existing Forestry building at the corner of Hayter and Raguet Street may be required. In addition to the scope on the main SFA campus, this project is anticipated to include schedule and cost-estimating feasibility studies for work at the Walter C. Todd Agricultural Research Center, located on 259 North, 11 miles from the main SFA Campus. The study is anticipated to include a New Pavillion & Show Arena that could encompass an array of functions, including indoor/outdoor research and teaching laboratories, integrated technology classroom, meeting/conference spaces, gathering areas, concessions, restrooms, utility improvements/expansions mechanical, electrical, telecom rooms, pens. Specifically, a show arena (for various animal breeds) with basic concessions, a live animal classroom, a general integrated technology classroom, multiple offices, a basic storefront, and parking as required by code, primarily gravel, concrete where required by code is expected. Where renovation / remodel scope occurs, abatement, selective demolition, and salvage for reuse of existing building systems and components are to be expected in any proposed work package. This Project is required to comply with the Americans with Disabilities Act and Texas Accessibility Standards. The Construction Manager selected for this project is expected to work with numerous stakeholders on a recurring basis, including the Architect/Engineering Team. The Construction Manager selected for this Project may also demonstrate for the Owner's consideration the early procurement of key, knowledgeable trade Design-Assist subcontractors to achieve market-driven, cost and schedule-effective design for complex elements (including, but not limited to structural, mass timber, mechanical, electrical, and building automation systems) The Preliminary Project Cost (PPC) for this Project is $80,000,000. The PPC includes an overall Construction Manager's Budget Limitation of $56,000,000, which consists of a Construction Cost Limitation (CCL) for the Architect/Engineer of $53,340,000 for the Project. Advanced 'Make Ready' packages immediately after execution of a GMP with the Construction Manager at Risk are to be expected. Anticipated Issue for Construction 'Make Ready' packages include abatement and demolition, site preparation, infrastructure improvements, and below-grade/at-grade structural systems. All remaining Issue for Construction Documents will be referenced as 'Project Completion'. Fees, furnishings, equipment, other work, miscellaneous expenses, and contingencies make up the balance of the PPC. As of May 16, 2024, the University is scheduled to approve 100% Schematic Design Documents on May 22, 2024. The university will receive 50% Construction document on January 8, 2025, with CMAR GMP Proposals on February 26, 2025. A Notice to Proceed for Construction is scheduled for March 6, 2025. A Substantial Completion of Construction will be on September 9, 2027. *Project information, including timeline and contacts, has been obtained through public sources.
