SEA GULL SQUARE INTERIOR PAINTING Contractor to perform painting and touchup of the interior living spaces at Sea Gull Square residence hall. Sea Gull Square is a 12-month lease apartment style residences hall. As such, there will be residents living in the areas and often in the same apartment where painting is to be completed. Occupied bedrooms will be marked, and no Contractor will be permitted to enter these occupied spaces. The successful Contractor / Offeror shall furnish all supervision, labor, materials, equipment, services, utilities, and other incidentals necessary to the successful completion of the project and the carrying out of all the duties and obligations imposed upon the Contractor by the contract as required for work as described. Bidders shall direct all communications regarding this solicitation in writing (email preferred), to the Procurement Officer at SUProcurement@salisbury.edu and received no later than the date indicated on the Key Information Summary Sheet and referencing - Deadline for Questions: 04/29/2024 - 4:00 PM Bonds are Not Required for this Solicitation. Scope of Work: Salisbury University anticipates touching up or fully painting approximately 325 bedrooms, 60 bathrooms, 95 vanity areas, 60 living rooms, 25 kitchens, and 100 hallways, as designated by the owner. If time and schedule permit, SU may include common areas, corridors and stairwells outside of the individual apartments. The University will provide a list of all vacant bedrooms and common areas, along with general notes for each space, such as extent of painting required, drywall repair, or touchups that are needed. representative from the University will help coordinate onsite activity and quality control measures. Contractor to provide SU with a list each day of rooms / space of work completed for approval / verification. • A Full Repaint will include prepping and painting all walls in the room, per the detailed specifications. In a bedroom, a Full Repaint will include painting all closet walls. • A Touchup will indicate the need to patch and paint over a limited number of spots on a wall. Touchups do not need to be painted corner to corner and should be feathered into the existing painted surface. This work will be part of the hourly rate on the Bid Form. The University will provide all wall and trim paint. The Contractor will be responsible for all other materials and supplies, including but not limited to Zinnser 123 primer, tape, drop cloths, spackle, drywall mud and tape, and all tools required for completion of the work. Note: Wall paint that will be provided by the University: • Bedroom walls: SW Super Paint Flat sheen - Sonnet • Hallway and Lounge walls: SW Super Paint Flat sheen – Sonnet • Bathroom walls and ceilings: SW SuperPaint Semi-gloss sheen – Sonnet • Kitchen: SW SuperPaint Semi-gloss sheen – Lennox Tan For holes or blemishes over ½” in diameter, the Contractor will provide a time and material cost and this work is to be invoiced as the hourly rate provided on the Bid Form and the repairs should be completed per the detailed specifications below. The Contractor will be responsible to protect all furnishings and flooring from damage, paint splatter, drips, or spills. If furniture needs to be moved out of the space being painted, this shall be the Contractor’s responsibility to do so in a safe manner and to return the furniture back to its original location and orientation. The Contractor is responsible to clean up the job site daily and dispose of all waste off site. Landscaping should be protected, and if any damage occurs to the property, contents, or landscaping, they should be restored to pre-existing conditions. Field verification of room sizes and layout will occur during the pre-bid walkthrough. For estimating purposes only, the following “average” dimensions are provided: • Bedroom: 8’ x 13’ • Living Room / Lounge: 11’ x 14’ • Bathroom: 6’ x 7’ • Hallway: 4’ x 35’ • Kitchen: 3’ x 17 Follow these specifications when painting any walls, ceilings, doors or trim as part of this project. • Move or protect furniture. Protect all furnishings and flooring as needed. o Note that kitchen refrigerators should be rolled out and painted behind. They have ice maker lines attached, so take care not to crimp or damage the line or valve. Note and report any leaks to the University. • Prep walls as necessary to remove dirt, dust, grease, soap, or other contaminants. • Patch any wall blemishes, such as holes, cracks or scratches, using lightweight spackle. Sand to a feather edge. Contractor can use paintable latex caulk in some areas, such as inside corners. • Spot prime all patches: o For patches on Flat sheen walls, prime with finish coat paint. o For patches on Semi-gloss sheen walls, use Zinnser 123 primer. • Cut in all corners, frames, and edges by hand. Note that ceilings and trim are different colors and sheens than the walls, so proper cut-in is essential. • Paint walls with one (1) evenly rolled coat of paint, matching existing color and sheen per the list below. Use a roller for painting all walls. Avoid streaking and drips. o Do not paint ceilings, unless specified by the University. Ceiling painting will be conducted on a Time & Materials basis. o Do not paint trim work, unless specified by the University. Scope of Work: The Contractor shall furnish all of the materials and perform all of the work as described in Quote/Proposal/Bid for work, entitled "", including referenced drawings and specifications; and Amendment No. ---- (inclusive), and shall do everything required by this Agreement, the General Terms and Conditions of the Contract, and said specifications and drawings, all of which are made a part hereof and are referred to herein as "The Contract".
