DCED seeks proposals to activate the property at a City-owned parcel at 3591 Roll Avenue. The Site is located near the southern terminus of Roll Avenue in the South Cumminsville neighborhood of Cincinnati. The parcel is approximately 0.06 acres in size. The property is located within the incorporated limits of City of Cincinnati. Site Information Location: As shown in Exhibit 1, the Site’s street address is 3591 Roll Avenue, located near the southern terminus of Roll Avenue. Frontage, Size, and Shape: The parcel has approximately 24 feet of frontage along Roll Avenue. The parcel has a rectangular shape with an area of approximately 2,490 square feet. Existing Land Uses: The parcel currently has a vacant residential structure. Visibility/Access: The Site has sole access from Roll Avenue Soil and Environmental: The Site is offered “as-is”. DCED makes no representations or warranties as to any soil or environmental conditions. Buildings: There is an existing vacant red brick residential structure on the site. The structure is considered to be in poor condition *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
