Renovation of a mixed-use development in Roanoke, Virginia. Completed plans call for the renovation of a educational facility.

Project Description: 1.1 Base Bid 1: Plaza Entry as Defined by Boundary on Drawings L-100 will be renovated to: 1.1.1 Repair/replace current pavers and stamped concrete. 1.1.2 Renovate Landscaping. 1.1.3 Repair first (1st) floor roof waterproofing. Roof must be inspected by A/E prior to covering up with pavers. 1.1.4 Renovate lighting. 1.1.5 Provide bike rack and bench shelter. 1.2 Additive Bid A: Plaza North as Defined by Boundary on Drawings L-100 will be renovated to: 1.2.1 Renovate Landscaping. 1.2.2 Install new Silva Cell Tree Planter. 1.2.3 Add lighting to existing foundation. 1.3 Additive Bid B: Plaza South as Defined by Boundary on Drawings L-100 will be renovated to: 1.3.1 Repair/replace current pavers. 1.3.2 Renovate landscaping. 1.4 Additive Bid C: Crosswalk connection as Defined by Boundary on Drawings L-100. 1.4.1 Provide new crosswalk connection across Jordan Alley. 1.4.2 Matching pavers to entry way to Main Building. Area approximate size is 10' x 10'. 2. Contractor responsibilities: 2.1 Contractor to verify all benchmark locations as indicated on Plans. Contractor shall locate additional protected, permanent benchmark locations as necessary. 2.2 Contractor is responsible for the coordination and sequencing of demolition as described by these documents and specifications as indicated in the Project Drawings. 2.3 Any drainage structures shall be constructed in accordance with the Virginia Department of Transportation design standards. 2.4 Underground facilities, structures, and utilities have been plotted from available surveys and records and therefore their location must be considered approximate only. There may be others, the existence of which is presently not known. Contractor shall locate and protect all utilities at his own initiative and expense. 2.5 Contractor shall be responsible to immediately repair any active utilities damaged during construction and to notify the owner's representative and any appropriate utility companies of the damage. 2.6 All material generated by the demolition shall be hauled from the site and disposed of per City of Roanoke regulations. 2.7 The contractor shall coordinate finished pavement grades with elevations and locations of existing roads and streets. 2.8 Other work (grading, excavating, and construction) on the project shall not commence until the appropriated erosion and sediment control measures are in place as specified on the plan. 2.9 The contractor shall be responsible for obtaining all necessary permits and licenses required by the State of Virginia, VDOT, City of Roanoke, or any other governing agencies involved under this contract. 2.10 Appropriate fencing and/or barricades shall be used when demolition occurs near pedestrian walkways, any sidewalk, entrance, and/or street closures to be coordinated with the Cite of Roanoke and Roanoke Higher Education Center. 2.11 Lengths of lines indicated on the drawings for utility systems are approximate only. It shall be the contractor's responsibility for determining the exact amount of piping required to furnish a complete working system in accordance with the intent of the drawings. 2.12 Top of inlets shown are approximate only. Contractor shall verify exact elevations required to assure structure height complies with the purpose of the structure and conforms to adjacent finished grades. 2.13 Provide positive drainage at all graded areas. 2.14 Limits of disturbance shall be contained within the existing property limits on plans unless otherwise shown. 2.15 Contractor shall notify A/E of any discrepancies between the drawings and specifications and between the contract documents and in-field conditions.
