Renovation of a multi-residential development in Toronto, Ontario. Completed plans call for the renovation of a multi-residential development.
Built in 1989, 33 Coatsworth Crescent is a 5 story building in the East Danforth Neighborhood of Toronto. The building features 145 units of 1, 2 and 3 bedroom sizes with many families living in this building. The building consists of a concrete slab and shear wall structure with an exterior envelope made up of a masonry wall assembly and aluminum windows which have reached the end of their life. The facade on the south side has solariums instead of balconies. Currently, make-up air units provide fresh air to the corridors and roof top exhaust fans provide ventilation to the common areas and units. Heating is provided by PTAC units in each unit. This project will remove all the brick and install a new high-performance facade, replace all windows and doors, and install new VRF units in each suite with condensers on the roof. Toronto Community Housing Corporation (TCHC) is seeking a Vendor for the provision of construction services at 33 Coatsworth Cresent, Toronto ON TCHC will be awarding all phases to the highest scored Proposal. This RFP Category of Work is categorized as Construction. The scope of work in this RFP is subcategorized as Envelope Construction Work. The scope of work includes full brick façade removal, and installation of new, energy efficient cladding, new windows and doors throughout, with accessibility upgrades to doors wherever possible. Existing heating and ventilation will be removed, and a new system will be installed. Balcony upgrades will be made where identified, and in-suite modifications will be made to increase ventilation. The project is expected to take approximately 24 months, weather permitting and assuming no delays due to COVID-19. Work will not commence until this award has been approved, a contract has been executed and the purchase order issued. Any significant delays in issuing the purchase order will impact the construction schedule.
