Work Location: 4550 Shenandoah Avenue, N.W., Roanoke, VA 24017 I. PURPOSE The purpose of this Request for Proposal (RFP) is to solicit sealed proposals to establish a contract through competitive negotiation with a qualified Contractor that can provide preventative maintenance services at a firm fixed price, emergency service and "on call" repair service on a time and materials basis for makes and models of heating, ventilation and air conditioning (HVAC) equipment as now may be owned or later acquired by the Virginia Veterans Care Center (VVCC). This solicitation and resulting contract shall not require or permit the Contractor to replace entire systems or major (high value) components on a furnish and install basis. II. BACKGROUND The Virginia Veterans Care Center (herein "VVCC") is a two hundred twenty-four (224) bed long term care facility located on approximately seventeen (17) acres in Roanoke City, Virginia. Of the seventeen acres, approximately thirteen (13) acres are covered by wooded areas, buildings and landscaped areas. The grounds of the VVCC are enjoyed by both residents and guests to the facility. III. STATEMENT OF NEEDS Contractor shall provide preventative maintenance, emergency services, repairs and inspections as described herein and as necessary to maintain safe and efficient operation of equipment. Contractor shall be appropriately certified/licensed by the Commonwealth of Virginia to perform related mechanical work. VVCC will not shut down operations in order for services to be performed, unless prior authorization is obtained from the VVCC Contract Manager or designee in advance in writing. NOTE: Chemicals necessary for boiler, hot water heaters and related system treatment are to be serviced by a separate chemical service provider (separate from this contract). If the issuing Procurement Officer concludes that answers are required, then they will be answered by an addendum posted on eVA VBO. It is the responsibility of the Offeror to download the addendum.
