REQUEST FOR QUALIFICATIONS FOR GENERAL CONTRACTOR/ CONSTRUCTION MANAGER SERVICES The board of trustees for Harlem School District #12 approved funding for the design and construction of projects at the High School of a new and expanded Main Entry, Commons Area, and Renovation / Reconfiguration of the Kitchen Area. The other project as part of this Capital Expenditure is a new Gymnasium and Renovation of Support Spaces in the Existing Elementary School located in Harlem, Montana The Board of Trustees of Harlem School District #12 (the District), requires the services of a competent Contractor/Construction Manager (GC/CM), normally engaged in this profession and a duly registered Construction Contractor in the State of Montana, for GC/CM services as an alternative delivery process, specifically for the following Project: It is the District desire to engage a qualified GC/CM firm to work with the school and the selected architectural firm for the performance of this project. The architects are currently completing the Schematic phase of design. The project is expected to be fully completed by End of August 2024 The start of construction and phasing strategy will be determined through a collaboration with the selected GC/CM, Collaborative Design Architects, QuEst Services, and the District. This request Qualifications (RFQ) is the first of a multi-part selection process. The second part of this multipart process includes the submission of the requirements as described in the Request for Proposal (RFP) that will be forthcoming. Responders must comply with the mandatory requirements provided within this request Submissions that do not contain the respective required documentation will be deemed unresponsive to the RFQ process requirements and will be rejected on that basis. Only firms that satisfy the requirements for submission per the RFQ instructions as determined by the School District selection committee, will be invited to continue with the subsequent process associated with the Request for Proposal (RFP). The District requires that the respective submissions for this RFQ be returned at the due date in STAND ALONE ENVELOPES. If a Proposer is not selected to move forward in the process based upon the RFQ submission, the Proposers will not be considered to continue with the RFP process. Included in that sealed envelope should be the Proposers RFQ submission responses that are to be included labeling them respectively as such. Legibility, clarity, and completeness of the SOQ are essential. The District reserves the right to reject any and all submissions of RFQs deemed unqualified, unsatisfactory, inappropriate or incomplete. All Proposer submissions in their entirety will become the property of the District. The District is not responsible for paying costs associated with preparing a response to this solicitation.
