Renovation of a hospitality development in Phoenix, Arizona. Completed plans call for the renovation of a 148,000-square-foot hospitality development.

he City is proposing to convert the existing hotel located at 12027 N. 28th Drive, Phoenix, AZ 85029 to transient and permanent supportive housing for veterans. The scope of work includes interior renovation and conversion of existing residential units and auxiliary spaces. Major components include mechanical, plumbing, electrical, roofing, landscape, and other incidental work. The project gross area is approximately 148,000 sf. This project will utilize ARPA funds. The non-federal entity must take all necessary affirmative steps to assure that minority businesses, women's business enterprises, and labor surplus area firms are used when possible. Project Identification: Adaptive reuse of existing 91,007 sq.ft, four story hotel into transitional and Intriem supportive housing for veterans. The project is being done in two phases. Phase01primarily includes conversion of hotel rooms in to dwelling units. Phase 02 primarily includesrenovations to provide supportive services. The phase 01 scope of work is being carried out under seperate contract by owner. The phase 02 scope of work is covered under these contract documents. The Work of Project is defined by the Contract Documents and consists of Adaptive reuse of existing 91,007 sq.ft four story hotel into transitional and permanent supportive housing for veterans.Project scope includes interior renovations and site improvements.. 1. The Work includes converting existing residential units to Counseling offices and Recreational rooms, converting existing bar into Career center, converting existinghousekeeping area into Clothing donation center, interior renovation of existing kitchen, dining and common areas.Major systems include: architectural, structural, site improvements, plumbing, fire protection, HVAC and electrical. Site Improvement scopeincludes adding new perimeter wall for security, addition of landscape islands at existingparking lots, adding new shade pavilions, improvements to retention area, additionof new half basketball.Structural scope includes making new openings at existing metal studdemising walls of units to create Counselling offices and Recreational center.Mechanical scope includes new Mechanical units for Counseling offices and Recreational rooms.Modifications to existing mechanical systems for Career center, Clothing donationcenter and kitchen. Plumbing scope includes new plumbing for kitchen.Electrical scopeincludes new lighting for counselling offices, Recreational rooms, Clothing donationcenter, common areas, kitchen, Career center 57.8221.000
