AU is seeking to enter into an agreement with a qualified Proponent to Design, Build, Finance and Maintain a new Student Residence Building for AU's Brampton campus. The RFP is an invitation by AU to prospective Proponents to submit a Proposal for the Algoma University Student Residence Building. AU is seeking to enter into an agreement with a qualified Proponent to design, build, finance and maintain a new Student Residence for the AU Brampton campus. The building should meet or exceed local building codes and standards and provide a safe, high-quality and cost-effective living environment to support the overall well-being of AU's diverse student population. Algoma University's Brampton Campus has identified the need for an off-campus student residence that would accommodate approximately 350-450 students. We are seeking proposals from experienced developers and builders who can design and construct a modern and energy-efficient residence within a 2-year timeline. The residence should feature contemporary design, quality materials, and sustainable features. The Successful Proponent will be responsible for financing the project as well as the for the ongoing maintenance and upkeep of the facility, ensuring that it meets the highest standards of safety and comfort for our students. AU is open to different lease agreement options that align with the University's objectives and operational needs, including but no limited to the following transaction structures: Scenario 1: Proponent will be responsible to design, build, finance and maintain the student residence building and AU will be responsible for rent setting and residency operations. AU will enter into a lease agreement with the Successful Proponent for the student residence component of the building. Scenario 2: Proponent assumes full responsibility to design, build, finance, maintain and the operations of the student residence component of the building and enters into occupancy agreements with AU students, rent subject to AU approval. Additional collateral agreements as further outlined below in Section 4.3 Scenario 3: Proposed Alternate Transaction Structure - Proponents can outline an innovative partnership approach.. Duration of Agreement: The term of the lease would be ten (10) years, with multiple five (5) year options to extend. The lease would be a net lease in favour of the landlord upon terms submitted by the Proponent and thereafter agreed upon and incorporated into the Agreement. Algoma University expects that the services shall be in place for the Fall 2023 Semester in the Sault Ste. Marie campus, ideally with some service starting at the beginning of September.
