Renovation of a residential development in Selma, Alabama. Completed plans call for the renovation of a residential development.

For the Renovation & Rehabilitation of Mrs. Amelia Boynton Residence, National Park Service - 20th Century African American Civil Rights Grant No. P19AP00511 at which time and place they will be publicly opened and read. The scope of the work includes but is not limited to Base Bid, Add Alternate No. One, and Add Alternate No. All bids must be based upon the drawings and specifications. Davis-Bacon Wage Rates apply to this job. Bid Documents for General Contractors may be obtained from Alabama Graphics, 350 East Jeff Davis Ave., Montgomery, AL 36104, ph: 334-263-0529. Other sets for general contractors, and sets for subcontractors and dealers, may be obtained from same source. Only general contractors who have been approved to bid pursuant to prequalification procedures and criteria established by the Owner will be eligible to bid for the Project. Pre-qualification requirements may be obtained from the Architect upon letterhead request. Deadline for submittal of pre-qualification material shall be received by the Architect until 4:00 p.m., CDT, on May 12, 2023. Bids must be submitted on proposal forms furnished by the Awarding Authority or copies thereof. All bidders bidding in amounts exceeding that established by the State Licensing Board for General Contractors must be licensed under the provisions of Title 34, Chapter 8, Code of Alabama, 1975, and must show evidence of license before bidding or bid will not be received or considered by the Awarding Authority; the bidder shall show such evidence by clearly displaying his or her current license number on the outside of the sealed envelope in which the proposal is delivered. The Awarding Authority reserves the right to reject any or all proposals and to waive technical errors if, in the Awarding Authority's judgment, the best interests of the Awarding Authority will thereby be promoted. No bid shall be withdrawn for a period of 60 calendar days subsequent to the opening of the bids without the consent. Renovation & Rehabilitation of Mrs. Amelia Boynton Residence 1315 Lapsley Street Selma, Alabama 36701 . -This Section covers the, pre-finished, pre-fabricated Architectural standing seam roof system. - The work under this section consists of all sheet metal work including but not limited to metal flashing, counter-flashing, etc. that is not included in Sections 07-310 Fiberglass Asphalt Shingles and Section 07-410 Preformed Metal Flat Seam Roofing. All sheet metal work and flashing to be custom. - A project sign shall be erected by the general contractor at the project site. The sign shall be constructed of 3/4" thick exterior grade plywood and be constructed as shown on the drawings. The sign shall contain the text and layout as directed by the Architect. Mount sign on two 4x4 posts. Sign to be 4'-0" T x 8'-0" wide. - All cutting, fitting, drilling and other operations in connection with sheet metal required to accommodate the work of other trades shall be performed under this section. Base Bid shall consist of the following work and as where noted on the drawings and in the specifications. 1. Temporary shoring of walls and roof required for the work. 2. Removing all vegetation on exterior and inside of the structure. 3. Installation of temporary construction fence around the entire property, removal of existing fence on south property line between house and neighbor's property including fence posts, fencing, etc. and installation of 8'-0" tall construction fence on property line. At the end of the job, remove temporary construction fence and install a new 6'-0" tall permanent chain link fence on south property line similar to temporary construction chain link fence and stop new 6'-0" tall chain link fence even with front corner (southeast corner) of the house. 4. Removal of attic apartment and rear apartment doorway, balcony, etc. 5. Limited hazardous materials abatement on work in contract. Coordinate removal of asbestos roof shingles with roof structure repairs and new decking, ice and water shield, etc. 6. Replacement of all existing exterior wood sills and some interior wall sills where noted. Install termite shields at all existing and new sills. 7. Installation of new wall studs adjacent to existing wall studs where noted and where missing and with top plate to match existing. 8. Installation of new interior wall studs to match existing where noted. 9. Installation of new floor joists and beams and 3/4" thick plywood sub-floor where noted. Construction of new CMU concrete filled piers with termite shields where noted. 10. Installation of new 2x6 rafters and roof beams where missing, deteriorated, noted and adjacent to all existing rafters and beams scheduled to remain. Installation of new 2x6 rafter bracing at 32"o.c. in attic along with continuous flat 2x6 header in attic where apartment is removed. 11. Removal of all existing asbestos roof shingles and disposal off site as required by law and removal of all asphalt/fiberglass shingles, felt, etc. under asbestos shingles down to wood roof deck and disposal off site. 12. Allowance of 930 square feet of 3/4 inch thick exterior grade plywood (Not including front porch roof) roof decking installed to replace deteriorated and missing existing roof decking. 13. Re-construction of original front porch roof, ceiling, walls, door and window rough openings, trim and steel porch columns as noted and detailed, primed and painted. Install siding to match existing, primed and painted at new front porch walls. 14. Installation of 5/8 inch thick exterior grade plywood with stainless steel screws over entire existing roof deck and new front porch roof deck. 15. Installation of 40 mil ice and water shield membrane over entire roof including new porch. 16. Installation of 30 lb. synthetic felt over entire roof. 17. Installation of pre-finished aluminum flat lock seam metal roof at front porch and at rear addition shed roof and at base of gables and fiberglass shingles and metal flashing at all other roof areas. 18. Installation of 3/4 inch plywood, primed and painted over all exterior windows and at front and rear doors. Construct temporary plywood door at front door opening with four hinges and hasp and keyed pad lock. Remove all existing plywood covering at windows and replace with new. 19. Temporary repair of missing siding at exterior walls. Cut 1/2-inch-thick exterior grade plywood into strips same size as existing siding, prime and paint and tooth into walls of existing siding where existing siding is missing or deteriorated. Reconstruct deteriorated exterior walls at front porch and at all other areas where noted on the plans with new studs, plywood sheathing, house wrap and siding, primed and painted. 20. Remove existing fascia board and eave mold and replace with new to match existing. Furr out fascia board for continuous attic intake vent. ADD ALTERNATE NO. ONE: Add Alternate No. One shall consist of: 21. Testing and replication of existing historic mortar by approved testing lab. Repairs, replacement, and re-pointing of all brick piers, brick chimneys, porch piers and other masonry where noted. 22. Carefully remove part of the east brick wall and concrete cap on wall at the front porch without damaging the existing bricks. Re-lay brick wall with original brick in same pattern and construct new concrete wall cap to match existing before constructing new porch roof. Clean all brick at front porch and remove and replace porch concrete floor with new reinforced concrete porch floor that replicates existing. Termite treatment of soil under new front porch concrete floor. 23. Remove all exterior siding, window casings, trim, etc. and salvage existing siding in good condition, remove lead based paint on salvaged siding and trim and install 5/8" thick exterior grade plywood sheathing on face of exterior wall studs with house wrap, re-install salvaged siding and install new siding that matches existing siding and re-install existing trim and install new trim to match existing where existing is deteriorated or missing. Backprime and paint all siding and trim. Note: If this Alternate is Accepted, all work in this Work Item 23. shall be done before Work Item 18. in Base Bid and Work Item 19 in Base Bid shall be deleted. ADD ALTERNATE NO. TWO: Add Alternate No. Two shall consist of: 24. Installation of new floor joists adjacent to existing floor joists that remain. Match size of existing floor joists. 25. Installation of new ceiling joists (to match existing ceiling joists) at all ceilings where missing and adjacent to existing ceiling joists that remain. 26. Termite treatment of entire structure except for soil under new front porch concrete floor. See Specifications Section 02-250 Termite Treatment
