REQUEST FOR BIDS Window Replacement for River Heights Apartments City of Park Rapids HRA 500 Riverside Avenue, Park Rapids, MN 56470 Invitation for Bids, Park Rapids Hous- ing and Redevelopment Authority (HRA) is requesting Sealed Bids for Phase I of the Exterior Improvements to install Windows at the River Heights Apartment Building, located at 500 Riverside Avenue, Park Rapids, Minnesota. The Park Rapids HRA is Requesting Bids to remove and install windows at the River Heights Apartment Build- ing. There will be a Bid Conference on Wednesday May 10 at 2:00 P.M. Remove and Install 240 Window Units Air Conditioner 68 Units Structural Considerations Air conditioner sleeves will be installed under window unit A, in the lower portion of the opening and framed in for the air conditioner sleeve. This will provide a uniform look to the building and allow for covers to be installed that are uniform to the air conditioner sleeve. In many instances and at most of the bay windows, the existing gypsum wallboard is cracked, stained or corner bead which has pulled loose. In all instances, the window unit being installed in the framed opening is not the same size as the original unit, thus requiring the gypsum wallboard be patched and finished. New windows will be vinyl casement or fixed with insulating glass. The exterior demolition of windows and trim will require removal of caulking. All exterior joints between the new siding and brick and between the siding and new window trim will be caulked with high grade sealant with a twenty-year warranty. All interior joints between gypsum wallboard and vinyl windows will be caulked with a silicone based sealant. Since it is not practical to replace the existing windows with identical windows due to the necessity of installing an air conditioner sleeve, the design may need to incorporate some metal wrapped trim or plastic trim at the sides of the window units. The Windows to be removed all have an attached brick mold trim masonry opening as the rough opening, which may need to be trimmed due to any hidden damages.
