Renovation of a medical facility in Mission, British Columbia. Completed plans call for the renovation of a hospital.

The Mission UPCC and PPH project is planned to be located at the new leased space at Unit F304 - 32555 London Avenue, Mission, BC. The total available useable area in the Commercial Rental Unit (CRU) is 10,398.00 sq. ft. The CRU is a typical commercial retail space with concrete floor, CMU/concrete demising walls and a steel truss & deck roofing system. See attached drawings for more details. The CRU - F304 is between two adjacent suites on both North & South sides of the premises. The premises will be available for possession by 01 July 2023. Hazmat analysis, abatement and demolition activities are anticipated to be initiated once the premises is handed over to FHA. The Work The construction/renovation work (collectively the "Work") that requires management and delivery may consist of the following but not be limited to: a) Investigation and Abatement of hazardous materials as (required). b) Review of any existing open Building Permit applications against the CRU F304 and work with AHJ to rectify and support TI work Building Permit application processing. c) Demolition, removal and disposal of existing improvements, walls, ceilings, interior glazing, millwork, and various finishes, as per the demolition drawings and upon request by the Prime Consultant; d) Removal or modification of mechanical, plumbing and fire suppression systems; e) Removal or modification of electrical and data distribution systems; f) Supply and installation of ceiling work; g) Supply and installation of new floor, walls and wall finishes; h) Supply and installation of new electrical as per electrical design and FH performance requirements; i) Supply and installation of new building system components specific to FHA needs/requirements including new partition walls, doors, frames, door hardware, new entrance to suites; j) Installation of materials to be as per relevant construction drawings and specifications; k) Supply and installation of millwork and minor fitments and accessories including owner-supplied contractor installed fitments and furnishings and all backing, blocking or other required supports; l) Supply and installation of new electrical, emergency lighting system, data, and security systems (i.e. CCTV) as per electrical design and FH performance requirements m) Supply and installation of all required seismic restraints per code; a) Supply and installation of complete HVAC system including, but not limited to, ductwork, diffusers, fans, controls and RTUs as per mechanical design and HA performance requirements; b) Mechanical work also includes the supply and installation of assorted fixtures such as, but not limited to, sinks, water closets, reheat, radiator repairs, line replacement, associated controls and adapt existing utility controls; c) Building envelope new built and/or repairs or improvements; d) Telecommunications and fire alarm systems; e) Connection into existing building systems; f) Installation of owner supplied fixtures or equipment. g) Any other work that is necessary for the successful and timely completion of the project and its deliverables.
