Demolition, site work, paving, asbestos abatement and new construction of a mixed-use development in Norcross, Georgia. Working plans call for the demolition of a fire / police facility; for the construction of a fire / police facility; for site work for a fire / police facility; library; library; library; water / sewer project; sidewalk / parking lot; and for paving for a sidewalk / parking lot.

The project construction site is located at 6025 Buford Highway, Norcross, GA 30071. The new Public Safety Building and associated parking lot will replace the site currently occupied by the City's abandoned library building and three (3) adjacent homes located along Stevens Road in Norcross, Georgia. The entire site is approximately four (4) acres. The project involves asbestos abatement in the residential structures; demolition of the library building and residential structures; and construction of a new two-story building with an associated parking lot and underground detention facility. The Environmental Assessment and asbestos reports are provided as an attachment in this RFQ packet. Demolition activities will abide by the City's Demolition and Deconstruction Services ordinance, also provided as an attachment in this RFQ packet. As part of the project, the City will be closing the portion of Stevens Road that lies within the project site boundary. At this time, those utilities which lie beneath Stevens Road will remain in service for the duration of the Project and will not be removed or relocated except as required for site development. The final improvements shall be determined as the design progresses based on information generated by the Design Team and CMR and the established Total Project Cost of $25,000,000.00. The performance bond and payment bond shall each be in the amount of one hundred (100%) percent of the Guaranteed Maximum Price (GMP) upon approval of the GMP by the City. The City of Norcross reserves the right to reject any or all SOQs, to waive informalities or to readvertise. It is understood that all SOQs are made subject to this agreement, and that City of Norcross reserves the right to decide which SOQ(s) it deems the most qualified. In arriving at this decision, full consideration will be given to the experience and qualifications of the Firm, and work of this type successfully completed.
