Renovation of a municipal facility in Walla Walla, Washington. Completed plans call for the renovation of a municipal facility.

Site Directions: 14 miles south-east of the City, at the end of Mill Creek Road, in the locked/closed Mill Creek Wastershed Roofing Reroof three City Buildings at the City watershed. Two roofs shall be asphalt shingles and one roof will be a membrane roof. Moore Street Walla Walla, WA 99362 Phone: (509) 524-4510 Fax: (509) 524-7985 The watershed buildings are located in Umatilla County, Oregon, behind a locked gate, at the end of Mill Creek Road, 14 miles southeast of the City of Walla Walla. Scope of Work: Reroof three City Buildings at the City watershed. Two roofs are asphalt shingles, and one roof is a membrane roof. 1. General Requirements: o The contractor must provide all labor, materials, equipment, and permits necessary to complete the work. Umatilla County does not require permits for reroof projects. o The contractor must comply with all local building codes, safety regulations, and manufacturer instructions for installation. o The contractor must provide a written warranty for the workmanship and materials used in the project. o Submit materials and installation instructions to owner for approval. 2. Roofing Materials (asphalt shingles): o All roofing materials must be fire-resistant and meet or exceed local building code requirements. o The roofing shingles must be architectural shingles with a minimum of a Class A fire rating according to ASTM E108 or UL 790. o The roofing shingles must have a warranty of at least 50 years from the manufacturer. o The shingles must have a wind resistance rating of 110/150 mph or higher. o An ice shield underlayment must be installed to prevent ice dams and water infiltration. The ice shield should meet or exceed ASTM D1970 standards. 3. General Roofing Installation for asphalt shingle roofs: o The existing asphalt shingles must be removed and disposed of properly. o The roof deck must be inspected and repaired or replaced as necessary before the installation of new roofing materials. The replacement quantity is not guaranteed and no price adjustment will be given for different quantities. o The ice shield underlayment must be installed under the entire roof zone. o The wind-resistant shingles must be installed according to the manufacturer's instructions, ensuring proper overlap and nailing patterns to provide a three-dimensional appearance. o The shingles must be installed with an adequate number of fasteners to meet the manufacturer's specifications for wind resistance. o Flashing must be installed around chimneys, vent pipes, and other roof penetrations. o All roofing materials must be installed securely and weatherproofed to prevent water infiltration. 4. Clean-up and Disposal: o The contractor is responsible for cleaning up and disposing of all debris and waste materials. o The contractor must dispose of all old roofing materials and waste according to local regulations Bid item B1 Description: Watershed Intake Fish Screen Building (B1) 1. Roof size 36 feet x 46 feet 2. Keep existing metal roofing 3. Note: This roof is 30' above the ground 4. Supply and install roof system consisting of 2" thick polyisocyanurate insulation, 1/2 " roof decking and roof membrane system over the existing metal roof. 5. Roof Materials o The 2" foam insulation must have a minimum R-value of 12 and be installed according to the manufacturer's instructions. o The roof decking must be 1/2" DensDeck or equivalent, which is a gypsum-based roof board that provides excellent fire resistance and is suitable for use in high-wind zones. o The membrane roof must be a single-ply, PVC or TPO membrane, with a minimum thickness of 60 mils. The membrane must be white or light-colored to reflect sunlight and reduce heat gain. o The membrane roof must be rated for wind uplift resistance and comply with local building codes and manufacturer specifications. 6. Roofing Installation: o The existing metal roof must be inspected, and any necessary repairs made before installation of the new roof. o The foam insulation must be installed on top of the existing metal roof, with the seams taped or sealed to create a continuous insulation layer. o The roof decking must be installed over the foam insulation, with the joints staggered and secured to the existing metal roof using mechanical fasteners. o The membrane roof must be installed over the new roof decking, with the seams heat-welded or chemically bonded to create a continuous, waterproof layer. o Flashing must be installed around all roof penetrations, vents, and pipes, to prevent water infiltration. o All roofing materials must be installed securely and weatherproofed to prevent water infiltration. 7. Prepare and flash all to include one large roof hatch 8. Provide a comprehensive 20-year No Dollar Limit (NDL) warranty. Bid item B2 Description: Watershed Caretaker House (B2) 1. Remove and haul away existing roofing layers, downspouts and gutters. 2. The building roof is 56.6' long and requires 1,970 sf of roofing material (includes adjustment for slope). 3. Replace plywood sub decking to match existing as needed. The 10 sheets in the proposal is an estimated quantity to provide a common quantity for bidding purposes for the buildings. The actual quantity may be greater or less than that in the proposal. Regardless of final quantity, the unit price bid will apply and is not negotiable Bid item B3 Description: Packer House (B3) 1. Remove and haul away existing roofing layers. 2. Remove direct TV dish (do not replace) 3. The building roof is 26.5' long and requires 690 sf of roofing material (includes adjustment for slope). 4. Replace plywood sub decking to match existing as needed. 5. Install 40 mil self-adhering ice & water shield over entire roof that meets or exceeds ASTM D1970 standards. 6. Install architectural style shingles that meet ASTM D3562, with lifetime warranty, wind resistance classifications: ASTM D3161 Class F and ASTM D7158 Class H of 110/150 mph, 25 years algae resistance and a Class A fire rating. 7. Install roof ridge vent. 8. Prepare and flash all roof penetrations. 9. Replace any damaged fascia board and paint fascia board white. Provide the owner with a color chart for gutter color selection. Install new 5" style aluminum seamless gutter system and downspouts. Install A-M Aluminum Gutter Leaf Guard system.
