Demolition and renovation of a residential development in Kamloops, British Columbia. Completed plans call for the demolition of a residential development; and for the renovation of a residential development.
The scope of work for the project includes the following: Provide full design services relating to the preparation of drawings, schedules, specifications and any other information that may be necessary to fulfill the duties described within this scope of work. Services to include the leading, creating, coordination and management of the design process, including, but not limited to the following disciplines: Demolition of existing modular buildings Transportation of modules to specified location Repairs to existing modular buildings based off a Building Condition Assessment report Architectural services Structural services Mechanical and electrical services Civil services Temporary works design Traffic management plans Builders work in connection Landscape design Provide BC Housing with collateral warrantees from all lead designers. Within the first two weeks of appointment, provide BC Housing with the following documentation: Project schedule (Gant chart format) including all key milestones and dependencies List of design deliverables Responsibility matrix List of procurement packages and proposed suppliers (including any early lead time items) Risk register Key contact list Meeting schedule Project report template Proof of insurance Schedule of key project issues Provide all preliminaries, site set-up, health and safety, welfare, overheads, plant, equipment, security, office set-up, and site supervision for the deconstruction of two 3-storey wood-frame modular buildings located at Lower Mainland. All works described in this scope relate to two modular buildings. Building 1 (on the northwest portion of the site) contains 46 units; building 2 (on the southeast side) contains 52 units. Building 1 has a total floor area of approximately 7,757 sqft; building 2 has a total floor area of approximately 8,565 sqft. Provide all preliminaries, site set-up, health and safety, welfare, overheads, plant, equipment, security, office set-up, and site supervision for the erection of two 3-storey wood-frame modular buildings located at Kamloops. Provide all service cap offs, making good, temporary works, waterproofing and protection as may be necessary to the modular units ahead of logistics. Maintain the same throughout the relocation of the modular unit. Provide safe and secure logistic arrangements for the relocation of the modular units from site at Lower Mainland to the site located at Kamloops. The Lower Mainland site is mostly flat, and totals approximately 128,360 sqft. Provide safe cranage and relocation of all modular units from the chosen method of haulage to Kamloops site, including any temporary works, road closure agreements, traffic management, Provide all services and works relating to the sighting of the buildings in their new locations, including, but not limited to, foundations, access and siting, utility supply and connections, making good any damage to units, removal of any protection. Allow for decorations to all units. Allow for deep cleaning of all units prior to completion. Allow for landscaping works. Provide all and any permits associated with the works. Provide all construction insurance, public liability, professional indemnity, works insurances (including water ingress and fire) relating to the works. Provide all licensing relating to the works. Provide bonding for the works. Provide 5-year warrantees for the main works packages. Provided Operations and Maintenance manuals prior to completion. Provide electronic copies of as-built drawings. Lead and coordinate progressive snagging / quality management of the works. Lead and coordinate any operator training session prior to completion of the works. Provide biweekly progress reporting on the design, procurement, logistics and construction of the project. Chair and minute regular project and design team meetings on a bi-weekly basis Ensure compliance with all relevant federal and provincial statutory regulations. If relevant, partake in Value Engineering exercises for the project and deliver services with commercial focus. Provide adequate and competent resource on the project at all times, notifying the Client of any staffing changes as and when they may arise. Adopt continuous performance monitoring on the project. Allow for all expenses and disbursements for travel, site meetings, printing, document management and any other reasonable business costs associated with the project. Ensure proactive and positive engagements with the local communities for both sites and promote a positive and respectful work culture. Adopt inclusive working practices that promote dignity and equity for all individuals both internal and externally involved in the project.
