Remodeling and renovation of a military facility in Philadelphia, Pennsylvania. Completed plans call for the remodel of a military facility.

This is a Design-Build (DB) construction project to remove and replace the entirety of building 4 dry sprinkler systems, which are located primarily within the attics of the second floor of Building 4 at the Philadelphia Naval Business Center. There are two dry sprinkler systems (North and South System) that are fed from two separate sprinkler-riser rooms on the ground floor. The existing systems uses pressurized air as the working fluid. Current fire code requires the new systems to use nitrogen as the working fluid. The contractor shall design and install new dry sprinkler systems to meet updated volume and delivery requirements. The new systems are to be equipped with new nitrogen generators. The dry sprinkler systems provide fire protection of the attics above six (6) office wings and five (5) office pavilions. As a result, work will have to be coordinated between the contractor and building personnel to allow construction to occur unimpeded. The attics above the office wings are separated from the below office space by two sets of dropped ceilings. The acoustical panels on the lower dropped ceiling will need to be removed and replaced. The acoustical panels on the upper dropped ceiling only need to be replaced if damaged during construction. There is also separate wet sprinkler system piping and HVAC ductwork above the dropped ceilings the contractors will need to work around or remove and replace during demolition and installation. The NAVY will remove the furniture in the office wings. The attics above the office pavilions are separate spaces and have wooden floor. As a result, office furniture, HVAC ductwork, and dropped ceilings below the pavilion attics should not need to be removed. Designer must provide installation phasing plans for approval. Phasing plans must segment the installation in each of the attics above the wings and pavilions. To the maximum extent feasible, phasing needs to minimize the amount of time a specific area of the building is without sprinkler protection. When attics are without sprinkler protection for more than 24 hours, contractor shall provide a fire watch. In wings where building occupants will need to be moved in order to access the attic for demo and to install attic sprinkler systems, a six week notice is required and further coordination with building tenant will be needed to ensure space is cleared for work.
