Site work and new construction of a multi-residential development in Lumby, British Columbia. Completed plans call for the construction of a 33,102-square-foot, three-story above grade, 20-unit multi-residential development; and for site work for a multi-residential development.
This Request for Proposals ("RFP") is an invitation from the Lumby & District Senior Citizens Housing Society / LDSCHS (the "Owner") to prospective Proponents to provide Construction Management Services for the Pre-Construction, Construction and Post-Construction phases of a three-storey 20-unit housing project located at 2211 Shields Avenue, Lumby BC (the "Project"). Firms with expertise in construction management and general contracting and possible pre-fabrication are invited to submit proposals in response to this request. "The Project" is a Part 9, 3-storey structure that will house 20-1 bedroom units, 3 will be accessible and 17 will be adaptable design. The main level consists of an office, scooter room and 6 units that all have their own front door. The two upper floors replicate each other with a double-stacked corridor and small, open gathering area, accessed by an elevator and two exit stairs. The entire building aims to be universally designed. Based on the funding streams of this project, an energy model has been utilized to achieve high energy performance requirements. The energy performance target aims to have an annual total energy use intensity (TEUI) of less than 80 kWh/m2. For this reason, a flat roof is proposed for ease of access to solar array with no overhangs to ensure a better envelope performance. Solar panels will be installed on the roof along with individual heat pumps which will heat and cool each unit. A robust envelope with exterior insulation and rain screen has been proposed.
