Renovation of a residential development in Laredo, Texas. Completed plans call for the renovation of a 1,120-square-foot residential development.

The purpose of this project is to replace old VCT tile, baseboard, old facades repairs and cement plaster texture preparation, windows carpentry repairs only, paint, plumbing, patching, electrical work, upgrade to ceramic tile system for entire unit at 493-A Walnut Cir. Property are approximately 1120 Sq. ft. Work shall include but not limited to demolition and removal of the existing VCT floor tile, floor base board, existing property facades repairs included storage room and windows. Provide labor materials, tools, supervision and all other work to perform this project. General requirements: All work shall comply with the City of Laredo municipal housing general requirements. Work specifications shall comply with all building codes currently adopted by City of Laredo. Contractor shall keep job clean, safe and in an orderly manner contractor will be solely responsible for obtaining and paying for all required city permits. Request for construction progress inspections and all final inspections of this project as well any certificates/licenses required by the State of Texas and or City of Laredo. Contractor shall familiarize himself/herself with the scope of the project, existing conditions, and proposed improvements to the project.no additional compensation will be given to the contractor for failure to visit the job site and familiarize himself/herself with the project as noted above. The contractor is responsible for the project locations as well as his workforce, subcontractors and all others associated with the work to be performed on the project. The contractor shall furnish all new materials where required, which are to match existing materials in size, thickness, texture, finish, design, and value. The contractor shall be responsible for any damages caused to the owner property during the construction operations. The contractor shall make sure that all existing items and systems in the home and improvements to be made are in complete working order upon competition of the project. The contractor shall provide all necessary labor, materials and equipment to complete this project. The contractor shall provide a written warranty of one year on all materials and workmanship to the owner and the municipal housing division upon competition of project. Contractor shall provide all required forms to the owner for selection. TEMPORARY SERVICES: Contractor shall provide a portable toilet and trash dumpster/dump truck at the job site prior to starting the project. Failure to provide these services will result in a change order credit towards the homeowner as determined by LMH. REMOVE EXISTING ITEMS: All items removed shall be properly disposed of, removed from site and hauled to the City of Laredo landfill on a daily basis. Remove all existing items as per project specifications. ELECTRICAL: Ceiling fans, Exhaust fans, and Exterior lights Provide and install exhaust fans, GFCI plugs, and all necessary work to perform this job on bathrooms. Provide and install tape, float and paint for the properly installation of the bathroom exhaust fans. Provide and install ceiling fans for a total of 4 four. One 52" for master bedroom, one 52" for Livingroom, and 44" ceiling fans for bedroom #2 and #3. Provide and install 10" diameter led lamps for kitchen and hallways and 2 lavatory 3 lights led lamps for master bathroom and hallway bathrooms. Provide and install outdoor lamps led one for main entrance, one for back patio , and one for kitchen side. FLOOR COVERING: Provide and install new 12x12 ceramic tile floor for the entire property consisting of 3 bedrooms 2 baths, living room, dining room, hallways, closets, pantry and all other areas that require ceramic tile installation. Provide and install versa bond thin set for ceramic tile layout. Before tile installation ship all the surface where ceramic tile will be installed for better adherence. Provide install grout mortar to fill all ceramic tile joints. CARPENTRY: Provide and install a 3 1/2 colonial wood prime base board for the entire property and the same time paint them with oil white paint and sealed bottom and top areas of the wood trim. Contractor is responsible to collect all existing base board clean it up and deliver it to the owner at 5511 Thomas Av Provide labor and materials paint included to plaster the existing facades and trim giving them a stucco finish. Provide any repairs for the existing facades and trim system in order to conduct properly this facade finishing. CARPENTRY: Doors: Provide labor and materials to remove existing sliding glass door and provide new rough opening to install a 3068 9-lites metal door unit with interior and exterior moldings and hardware. Provide any patching work and outdoor and indoor repairs included texture and paint finishing's. Provide labor and hardware and repairs to install existing interior doors and the same time paint them matching existing wall color, add enamel white paint for all interior jambs. Provide labor and paint to all exterior doors included storage. (Request color formula with supervisor). Kitchen cabinets: Provide labor and parts to repair any drawer slides and door hinges. Provide labor and paint for kitchen cabinets. (supervisor will inspect the preparation before painting or stained) CARPORT: Provide carport repairs where they are needed and paint them. Paint property side fence inside and outside matching existing property color. DEMOLITION: Contractor shall remove all old VCT floor, baseboard, damaged windows carpentry, damaged siding and exhaust fans and all other areas that required and dispose properly to landfill. WARRANTY: Contractor shall provide a one-year warranty on all workmanship and materials. TURNING OVER OF THE PROJECT: Before turning over the project to the owner and the municipal housing, the contractor shall ensure that the premises are clean and free of debris. Provide grounds maintenance included removal of dry trees and trimming work. Contractor shall have 35 calendar days to complete the project in its entirety upon PO issuance Price:No Response The City of Laredo has established a local vendor preference ordinance 2018-O-175. All informal and formal Requests for bids for contracts will be evaluated with a 5% preference for local vendors.
