1. HVAC firm will be responsible for scheduling assessments and maintenance services at the various municipal building sites and at the frequency determined necessary through an assessment and follow-up discussion between the City and the firm. 2. At each site, HVAC firm shall: Change air filter(s); Assess the condition and function of the thermostat; Lubricate some HVAC components for smoother operation; Evaluate the fan(s); Check for wear and tear on the systems; Inspect the electrical connections; Look for possible leaks in the ductwork; Top off refrigerant where needed; Assess condition of outdoor HVAC units; Check air flow; Check compressor; Check contactors & connections; Check capacitors & controls; Check temp rise across coil; Check condenser motor; Check condenser drain line; Check outside unit for vibrations and noise; Check subcooling and superheat, if required by temperature checks; Check heat exchanger; Check temp rise across heat exchanger; Check blower motor and inducer motor; Check and clean burners; Check and clean flame sensor; Check gas pressure, operation of fan control, gas valve, draft and stack, limits. 3.Supplies, such as solvents, lubricants, cleaning supplies, air filters, screws, wires, fuses, bolts, and other common parts should be included as associated costs under the maintenance contract. Labor, labor costs for scheduled visits, maintenance tasks, cleanings, inspection, etc. should likewise be included as part of the maintenance contract. Major parts such as heat pumps, fans, ducts and compressors are excluded from this scope of services. 4. Emergency Service. Fees for emergency services are to be included in this scope. Availability of firm to perform emergency services is required as a customer with priority.
