Construction Management at Risk Services for Cook County - 118 North Clark Street - Floors 4, 10 and 11 - 10000153024 The CMAR will provide comprehensive construction management services for renovation of multiple floors housing such tenants as the Revenue, Administrative Hearings, Budget, Bureau of Technology, Risk Management, Clerk of the Board, Contract Compliance, Department of Facilities and Procurement encompassing a total of approximately 43,255 sq. ft. that will meet the County's objectives for quality, cost, and schedule. The County intends to take advantage of every opportunity available to accelerate the schedule to achieve Substantial Completion by December 2026. The Design Team is working on schematic design. The CM will be retained during the design phase to provide constructability reviews, phase delivery approach support, value engineering reviews and validation of the schedule. The Owner will require an early Guaranteed Maximum Price (GMP an open book GMP) at completion of Contract Documents. It is the Owner's expectation that the CM will be able to deliver services, information, and benchmarking costs, which allow the Owner to make timely decisions in a compressed Project Delivery schedule. Tenant groups will be temporarily relocated, some at the county building, and others to other locations. Coordination of these moves will be vital to the timing of the construction schedule and will be required. The building code requirements of the City of Chicago will provide a regulatory framework for design services. The Consultant will coordinate/communicate with entities such as adjacent tenants, property owners, businesses, County Departments, i.e., Department of Facilities Management, and utility companies as well as coordination with the various Municipal and County departments as deemed appropriate by the County. These coordination/communications with County Bureaus, Departments, and Separately Elected Officials who are the users are critical responsibilities that require good organization and communication attributes.
