Consists of both emergency and routine non-emergency repair services for commercial and residential roofing as needed, including on-call services, maintenance and repair services and inspection services. Contractor would be furnishing all labor, tools, equipment, materials, incidentals, personnel, coordination and mobilization to perform on-call roof repair and maintenance work at Metro, and all Metro Venues and facilities. Typical maintenance work includes but is not limited to general debris removal and disposal, cleaning of drainage ways, inspection of single ply and elastomeric coating membranes, monitoring of sealant dependent conditions and reporting of work performed and deficiencies identified. Typical repair work includes installation of pipe penetration flashings, installation of missing roof drain domes, removal and replacement of elastomeric joint sealants, removal and replacement of damaged sheet metal flashings and removal and replacement of damaged or missing fasteners. Repair work includes all necessary preparatory work related to specific repairs.
