The purpose of this Request for Proposal (RFP) is to retain a qualified contractor to repair the existing roof and ceiling at the Eagle's Earth Addictions Treatment & Mental Wellness Center. The proposed scope of work is to include the following in order to resolve issues with water leakage causing damage to the existing building and repair of relevant deficiencies: - Identify all points of penetration, where water is leaking into the building. Removal and replacement of existing asphalt shingles and membrane above all areas of confirmed water damage. As per a recent Site Inspection conducted by the Consultant, these areas are predominantly located at structural connections and skylight locations. Although the existing asphalt shingles appear to be in acceptable condition (installed in the winter 2021) in unfavourable temperature conditions, this may have had a direct impact in the water damage migrating inside the EETC building. - Installation of new eavestroughs and metal flashing around the building's roof edge to prevent water from travelling along the underside of shingles which can be an issue with ice build-up. - Repair and/or replace damaged wood timber posts as noted within the report and RFP documents. - Ensure all areas with evidence of water damage are repaired / replaced, including drywall, insulation, and timbers. Any evidence of detected mould or mildew shall also be removed and properly disposed of. - Addition of spray foam insulation to the underside of the existing roof ceiling areas to increase the 'R' value. Addition of a minimum 50mm (2) spray foam insulation barrier will increase the 'R' value, reduce heat-loss and thus, save energy. This will also act in-place of the missing humidity barrier. construction grade wood lumber strapping (2"x4") shall be added to the existing drywall every 600 mm (2'), the supporting screws for straps shall be long enough to connect the straps to the structural roof members, the forementioned spray foam will be added between the strapping, and new drywall will be connected to the straps. - All affected electrical wiring, fixtures, receptacles will need to be extended and/or relocated due to the addition of new materials installed on the new ceiling elevation. The selected Contractor will be required to provide all materials, labour and equipment necessary to complete the work as outlined above perimeter.
