HOME has 33 Scattered Sites units which need improvements to meet the requirements of Housing Quality Standards (HQS), Home Inspections and/or lender requirements, to sell to low-to-moderate income/first-time homebuyers. Currently the units are occupied and after the units are vacated the unit will be offered for sale. Once a contract for purchase is provided to HOME, the unit must be able to pass a HQS inspection and an independent home inspection for the unit to meet the Housing Choice Voucher Program and lender requirements for purchase. Contractor will be responsible for providing HOME with the warranties for items from the manufacturer and/or the contractor who is doing the construction work. The remodeling and renovation of up to 33 units will be on an as needed basis and the needs for each unit will vary based on the independent home inspection(s) provided by HOME as the seller of the units. HOME reserves the right to add or delete units to the RFP. HOME is seeking responses from a qualified, licensed, and bonded contractor/contractors to provide the renovation service for the Scattered Sites units for some or all the following services as provided on an individual basis: Immediately after the award, the contractor will do a preliminary walk-through on every unit and identify all items, repairs or replacement that need to be done to each unit. A log will be kept for each unit's needs. After the walk-through on all 33 units has been completed, the contractor will meet with HOME to present the log of requirements for each unit. HOME will review a log of requirements, then HOME will give contractor approval of items to be done on each unit
