Renovation of a mixed-use development in Lindenwold, New Jersey. Completed plans call for the renovation of a educational facility.

The project consists of the Partial HVAC systems replacement at the Lindenwold School #5 and the Lindenwold Middle School. The Work includes, but is not limited to, asbestos abatement, new vertical unit ventilators, DOAS units, new boilers/heating plant, new classroom shelving, wood laboratory demonstration tables, plastic-laminate clad casework with solid surfacing counters, maintenance re-painting, acoustical panel ceilings, lighting, and fire alarm system replacement. Construction shall begin on or about 01 May 2024 and shall be substantially completed on or before 23 August 2024 and all Punch List items completed by no later than 30 August 2024. This Project will be constructed with a phased construction schedule that includes after-hours work. Bidders are to refer to specification section 011000, SUMMARY, for phased construction information. Bidders who have received the bidding documents must submit substitution requests or any questions concerning the project to Regan Young England Butera on Section 006001 BIDDER REQUEST FOR INFORMATION included in the Project Manual no later than 1:00 PM on 26 June 2023. The Architect will not respond to questions received by those other than Prime Bidders. Commencement of Construction: 1) After-Hours Work: Work under this phase may initiate at 3:00 P.M.-11:00 P.M., Mondays through Fridays. 2) Start Date: Work of this phase shall commence on or about 01 May 2024. 3) Lindenwold Middle School: The work may include the demolition of the heating plant in the Boiler Room and the demolition of the existing corridor ceilings and grid in Corridors D and D2 only. All life safety items, including but not limited to speakers, fire alarm system, IT equipment, and lights must be safely supported and remain in full function. 4) Lindenwold School #5: The work may include the demolition of the heating plant in the Boiler Room demolition of the existing corridor ceilings in Corridors 1, Corridor 2 and Corridor 3 only. All life safety items, including but not limited to speakers, fire alarm system, IT equipment, and lights must be safely supported and remain in full function. 5) At the end of each shift, the Contractor must fully clean the work areas, ensure all work is safe and prepare the space for students and staff to occupy the spaces the following day. 2. Phase 2: Owner's Removal of Equipment & Furnishings. a. Commencement of Construction: 1) Start Date: Work of this phase shall commence on or about 17 June 2024. 2) Completion Date: 20 June 2024. 3) The Work by the Owner's forces includes the removal of all ceiling-mounted projectors, Wi-Fi devices, IT equipment, and the removal of loose furniture from the work areas. 3. Phase 3: Asbestos Abatement Work. a. Commencement of Construction 1) Start Date: Work of this phase shall commence on or about 24 June 2024. 2) Lindenwold Middle School: The work may include the demolition of all existing classroom under-window shelving, instructor demonstration tables and limited asbestos floor tile and mastic abatement as referenced on the drawings and specifications. 3) Lindenwold School #5: The work may include the demolition of all existing classroom under-window shelving, and limited asbestos floor tile and mastic abatement as referenced on the drawings and specifications. 4) At the conclusion of the abatement and cleaning activities in each regulated work area where asbestos abatement is to be conducted, the Lindenwold School District's Environmental Consultant will perform final clearance air testing procedures. 5) No subsequent work can take place in any room where asbestos abatement work has been performed until the Lindenwold School District's Environmental Consultant issues a notice that the results of the air tests collected in the regulated work area in the room meet the regulatory standard for re-occupancy. Clearance will be given on a room-by-room basis. 4. Phase 4: Remainder of the Work: 1) Start Date: Work of this phase shall only commence after air clearance results and notification. 2) The Work: All remaining work required. 3) Testing and Balancing Reports: Compliant Testing and Balancing Reports must be submitted for approval by no later than 15 August 2024. 4) Substantial Completion: All work must be substantially complete by no later than 23 August 2024. 5) Punch List Completion: All Punch List work must be completed by no later than 30 August 2024
