Demolition, site work, renovation and addition to a residential development in Southbridge, Massachusetts. Working plans call for the addition of a 1,790-square-foot, one-story above grade residential development; for the demolition of a residential development; for the renovation of a residential development; and for site work for a residential development.
**As of August 15, 2023 project will rebid, no definite date for the rebid.** A. The scope of work includes, but is not limited to: a. Attend a site visit with town representatives to review the current site location and layout, conduct a walk-through of the existing building, review conceptual plans, and discuss potential design options. b. Survey of the existing conditions of the site including but not limited to topography, structure location, pavement and driveway location, fence lines, wetland delineation, utility location, clearing limits, storm water management structures, etc. c. Measurement and drafting of the existing building layout including existing HVAC, plumbing, electrical, etc. d. Develop proposed site layout plans for the permitting and construction of the proposed animal shelter including but not limited to the building location, grading, clearing limits, pavement and driveway modifications, fence line modifications, utility location and connections, storm water management structures, sedimentation control devices, etc. e. Develop proposed building layout plans including but not limited to floor plans, elevations, sections, plumbing, electrical, HVAC, demolition, architectural and structural details, etc. f. Attend a 25% design meeting, 75% design meeting, and 95% design meeting g. File applications to appropriate town departments for permitting of the construction of the proposed animal shelter including the Planning Board and Conservation Commission. h. Develop and provide final bid package including site layout plans, building layout plans, construction specifications, and contract documents. i. On site construction oversight for approximately 2 hours per week during the entirety of construction specification activities (approximately 20 weeks) Renovation and improvements to an existing town owned property to accommodate an animal shelter at the location. The construction project will include site-work, demolition of the interior to the existing structure, construction of an addition and associated plumbing, electrical, and heating and ventilation
