Renovation of an educational facility in Guelph, Ontario. Completed plans call for the renovation of a educational facility.

The University of Guelph is pleased to issue this Request for Proposal for Construction Management Services related to the East Residence Exterior Rehabilitation, Phase 2 project located at the Guelph campus. The University has retained a Consultant for the design and contract administration of this work. Currently, the Consultant has completed approximately 95% of the construction documentation stage. The University intends to onboard a Construction Manager at this time to take advantage of their constructability knowledge and experience to assist with document completion, project planning, cost control, and construction execution. Together with its consultants, the University believes that the full extent of the proposed work is achievable within budget and schedule parameters outlined by the University. The Project has been designed and documented. The design may need to be revised/phased to suit the project's limited construction schedule. The scope of work includes exterior rehabilitation of the 1-storey Pedestrian Mall and the 12-storey Glengarry Hall. Phase 1 is currently in progress and scheduled to be completed in August 2023, it includes the exterior rehabilitation of the 4-storey Lanark and Dundas Halls. The intent is to modernize the current cladding, windows, exterior doors, frames, and exterior lighting in order to provide students with updated facilities. This construction project must be completed between May 1, 2024 and July 31, 2024 while the residence is unoccupied during the summer semester. If it is determined that the project cannot be completed within this timeline, the CM will recommend dividing the project into two phases, each occurring over the course of two summers between May 1 and July 31 in 2024 and 2025. The CM will also suggest different options for improving overall constructability and reducing costs, project timeline, and disruption to surrounding occupied East Village Townhouses. Based on currently approved funding, the Project has a construction budget of $9,400,000.00, excluding value added taxes.
