General Description: The proposed new Wellness Lounge will service the Emergency Department medical staff, including doctors, nurses, nursing staff and other medical staff and will be located in the existing shell space in Jacob's Medical Center First Floor. The project is approximately 1,100SF to accommodate proposed layout. The project will provide a lounge area, charting area, locker storage, two restrooms, and lactation room. The University has bid and awarded a CM at Risk Contract to Align Builders, Inc. (hereinafter referred to as "CM/Contractor"). CM/Contractor is responsible for bidding and awarding all subsequent subcontractor packages, including this package. The successful Subcontractor Bidder shall sign a Subcontract Agreement directly with CM/Contractor and shall be bound by all the terms of the contract between University and CM/Contractor. Refer to the attached "AGREEMENT (CMAR with GMP)" In the "Information Available to Bidders" folder, which contains the contract between University and CM/Contractor, attached to the subcontract bidding documents and incorporated by this reference. Scope of BP01.01 Final Clean is: The cleaning of the areas of work once before punchlist and one before the construction is complete Scope of BP05.01 Structural Steel: Fabricate and install steel supports for any openings in the L1 floor or interstitial space that are required per the contract documents. Scope of BP06.02 Casework and Finish Carpentry is: Fabricate and install casework, countertops, and backsplashes per contract documents. Scope of BP07.06 Fireproofing is: Spray applied fireproofing on new steel members and/or decking, as required. Scope of BP08.01 DFH is: Provide and install all new door/frame/hardware assemblies throughout the space per contract documents. Scope of BP08.03 Glass & Glazing & Window Film is: Engineer, fabricate, and install new interior glass for charting area and all required accessories and trims. Window film per the contract documents. Scope of BP09.04 Acoustical Ceilings is: Provide and install new acoustical ceilings per RCP and finish plans. Include specialty ceiling where shown. Scope of BP09.05 Flooring & Tile is: new floor coverings throughout per the finish drawings. Include all tile on walls and floors as well. Include proper floor preparation, transitions, and trims. Scope of BP09.08 Painting is: Painting of all surfaces shown to receive paint per the finish plan. Scope of BP10.01 Signage is: Fabricate and install new interior code compliant signage to match UCSD standards. Scope for BP10.06 Specialties is: Provide and install all specialties, including toilet/bath accessories, wall mounted glass whiteboard, antimicrobial shower curtain, etc. Include installation of all OFCI equipment as outlined on equipment schedule. Scope of BP12.01 Window Coverings is: Provide and install new roller window shades along exterior glazing. Scope of BP21.01 Fire Sprinkler is: Install modifications to existing Fire Sprinkler system, considering new interior walls and other utilities. Scope of BP22.23.01 Plumbing & HVAC is: Safe-off and cut/cap of for demo. Provide and install new Plumbing and HVAC per the contract drawings and associated TAB. Scope of BP26.27.28.01 Electrical, Fire Alarm, Low Voltage, & Security Systems is: Safe-off and cut/cap of existing. Provide and install all fixtures, equipment, wiring, raceways, etc. Design and install code compliant Fire Alarm modifications to existing JCI/Simplex system, to be submitted and approved as a deferred approval.
