Building heating is provided by 2 Weil-Mclain fuel oil fired boilers at 3,000 MBH input each. These boilers are rated approximately 70% to 80% efficiency, and can run either on a low or high firing rate, although mostly only running on low fire. The domestic hot water boilers are also oil-fired; as per the 2014 BPR, work has been done in 2003 but it is not clear if this was an upgrade from the original 1997 retrofit or from original building equipment. The intent of this project is to replace the existing heating and domestic hot water boilers for a new and more efficient heating plant. Investigate different options and technologies, such as propane condensing boilers, biomass boilers, and a potential connection to the biomass district heating system with the City of Yellowknife; scope includes all ancillary system/equipment to ensure full functionality of the new system (for example new propane tank and distribution, heat exchangers, etc.).Project to take into account the impact of the various envelope and HVAC projects planned or completed and the potential district heating connection on the boiler capacity and redundancy required. A detailed investigation shall be conducted by the Consultant in coordination with the City of YK representative to identify potential sourcing of biomass and to evaluate the sustainability of the biomass production (including any relevant biomass certification). Remove running trap in the plumbing attached to the boiler and replace with current code piping.
