Renovation of a municipal facility in Littleton, Colorado. Working plans call for the renovation of a municipal facility.

June 19, 2023: Vendor questions deadline; (questions and requests for clarification must be submitted via email to: Scott Babich, scottb@kcranch.org) Objective The Ken-Caryl Ranch Metropolitan District is a special district providing parks and recreation services to a community of approximately 11,000 residents in Littleton, Colorado. The CLIENT is governed by a five-member Board of Directors with day to day operations managed by the District staff. If CLIENT, in its sole discretion, identifies and selects a qualified vendor, CLIENT's selection is conditioned on the parties entering into a mutually acceptable contract. In addition to setting forth the scope of work/services, compensation and standard contract provisions, the contract will contain provisions concerning: nonappropriation, governmental immunity, and workers without authorization. Required Scope of Work Firms are required to provide the following scope of work: PRESSURE WASH existing roof to achieve a clean surface free of dirt, rust, corrosion, residues, and other coatings or contaminants. FASTENERS, screws, and any other fastening devices will first be tightened and/or replaced so that all metal sections are firmly held in place and all joining sections closed. PRIME FASTENERS and any other rusted and/or corroded surfaces. Scaling and pitted rust will first be removed by scraping or by mechanical wire brush. Priming with an anti-corrosive to make sound, clean and dry roof surface at a minimum coverage rate 300sf/gal per coat over the rusted areas. CAULK all exposed cracks and seams over 1/8" in width with an Acrylic Latex Caulk. A sealer will be applied over gaps and cracks 1/8" or less in width. WATERPROOF fasteners by encapsulating the base of fastener heads with an acrylic sealer, WATERPROOF horizontal seams, and flashings with 4" wide polyester cloth embedded into an 8" wide coat of rolled sealer. Install expansion control joints and flashings use 4" or wider strips on joints, flashings, and repair areas. In all cases cloth will be applied with a brush or roller to avoid wrinkles or gaps between the material and the surface. We will then cover the polyester cloth with a second coat of sealer overlapping 2" on each side at an average rate of 82sf/gal. WATERPROOF vertical seams by using 2" wide polyester cloth strips embedded in a 4" wide wet coat of sealer spread along the seams. Cloth will then be covered with a second coat of sealer overlapping 1" on each side at an average rate of 82sf/gal. INSPECT SURFACE AREA again to be sure it is clean and dry. The dried membrane must be free of all moisture; dirt, dust, and debris before applying the ceramic finish coats. APPLY PROTECTIVE COAT at a rate of 148sf/gal over the dried membrane covering joints, flashing, and repair areas. This protective coat will be applied in addition to and before the ceramic finish coats. APPLY FIRST COAT over the entire roof surface and roof protrusions at an approximate coverage rate of 148 sf/gal to lower substrate surface temperature and to improve the rate of curing and the quality of the finished appearance. APPLY CERAMIC FINISH COAT by brush, roller or spray over the entire roof surface and roof protrusions at an approximate coverage rate of 148 sf/ gal. The Ceramic Coating applied in these multiple passes will result in monolithically covering the entire surface with a fully cured film having a minimal dry thickness of twelve (12- 14) mils realized from two applications of ceramic coating at a combined minimum coverage rate of 74 sf/ gal. The complete Waterproof and Insulating Coating System (all specified coatings and cloth) will additionally over all termination points, seams, and flashings, at an average dry thickness of 45 mils.
