Reference Number 0000323112 The Old Powerhouse, located at 590 N. Mill St, Aspen, CO 81611, is a historic 7,000sf building that is being redeveloped for City offices. The building exterior is due for an overhaul to preserve its historic nature, and the interior requires new mechanical systems and upgrades to maximize its functionality. The project team is hoping to have the building permit issued and begin construction in May 2024. Selection announcement: July 21st, 2023 Signed Contract due: July 27th, 2023 Project Completion (subject to change): December 31st, 2025 Key scope items the contractor will be required to perform are as follows: Phase I o Pre-Construction Services Phase II o Address accessibility throughout the facility, including adding an elevator, and ADA compliant bathrooms. o Preservation of the existing masonry envelope including replacement of spalled and cracked bricks, repointing and waterproofing improvements. o Reroofing with historically compatible materials and other waterproofing and thermal improvements. o Code required structural roof framing upgrades to accommodate current snow loading requirements. o Installation of new gutters, downspouts, snow fences and heat trace to better manage roof moisture and runoff. o Replacement of non-historic windows to improve thermal performance. o Enclosing existing porch at the parking lot to provide an additional 180 SF of floor area. o Improvements to maximize the functionality of the shop attic storage area. o Selected tree removal to eliminate future damage to building foundations and roof eaves. o Completion of the historic wood window refurbishment. (8 of 10 windows were previously restored in 2017.) o Install sustainable and high performance mechanical and electrical systems. o Replacement of building sewer service line. o Resurfacing of the existing parking lot. o Creating a new opening in the south gable end wall for a glazed operable door that permits direct circulation between the facility and the landscape. o Improve visual and physical connections to the adjacent park and river landscape. o Adding a new shed dormer to the east side to improve lighting, functionality, and ventilation in the upper-level workspaces. o Providing a separate free-standing storage and trash structure east of the building. o Exposing some of the historic masonry in select interior spaces. o Providing educational opportunities with historic photos/story board of the facility. o Creation of additional secure storage and a new kitchenette that can be converted to a catering kitchen. *The value for this project is based on a financial range.
