Door Maintenance and Repair Services at the San Antonio State Hospital and State Supported Living Center. The required services to be provided are door maintenance and repair services at the San
Antonio Hospital and State Supported Living Center.
The Contractor will perform any maintenance, repair, replacement, installation services as needed on all varieties of doors, metal, wood, fireproof doors. Throughout the facility there
are 100's of doors. This IFB is for any doors that need repair or replacement from wear and
tear, or damage done from staff, weather or other unforeseen circumstances that maintenance
department is unable to repair. Any identified Fire rated door, door frame, rated glass view
port and associated hardware and provide parts, materials and/or supplies as requested by the
maintenance department to maintain building integrity. Contractor will perform any
maintenance, repair, replacement, installation on any identified sliding, swing, rolling, or
mechanically controlled doors to include all associated hardware, parts, materials, and or
supplies as requested by the maintenance department. Work may include working in an
asbestos environment. (This is an awareness issue only; the possibility exists that some
insulated materials may contain asbestos. We do not expect this contractor to be a remover of
asbestos. For known or suspected asbestos material, contract shall stop work and notify the
contract manager.)
The Contractor shall provide a temporary replacement of equipment or feasible alternative in
the event a failure occurs, in which the fire rated door system cannot be repaired within 24
hours of failure. Contractor shall provide optimum efficiency and safety of Door systems and
hardware by providing a timely replacement of any parts which show excessive wear and are
approaching failure. A verification of all rated doors throughout the facilities listed within this
contract shall be conducted to ensure that ratings are listed on doors properly, are free of
paint, and are legible. Any doors that are missing the appropriate data plate will either need to
be replaced, retested, or relabeled based on the integrity of the doors. Door replacement and
or repairs cannot exceed five (5) working days. Replacement parts and materials will require
pre-approval prior to ordering, replacing, or installation. Any used, worn, discontinued or
