This project will remodel 20,000 square feet of Building 1 at the Northern Indiana Health Care System, Marion Campus. The scope includes hazardous material abatement of attic floor insulation, ceiling systems (plaster, lath, paint, tile, grid), tile and mastic, carpet adhesive, sealants, lead-based paint, pipe and fitting insulation, and underground site utilities. All interior components except the attic and roof structures will be demolished and replaced with new construction. A new elevator will be installed for ADA access to all levels. Structural improvements include a new internal frame, concrete buttress around the foundation, and engineered helical piers for stabilization. The building will be constructed in phases to support steel erection and structural loading. Additional upgrades include a new fire alarm and suppression system, lightning protection, geothermal heating and cooling, electrical systems, and IT and security systems compliant with current VA standards. Exterior modifications involve replacing all doors and windows, masonry repair, porch and entry replacement, foundation waterproofing, and construction of a new ADA-accessible concrete ramp. Landscaping will be removed during construction and replaced upon completion.
